We also provide ProjectManagement Consultants for redevelopment projects of Co – operative Societies.

Sub: Why appoint a Consultant?We are sometimes asked why appoint a consultant?In answer to this question we will ask you a few questions? How do you determine the scope of work to be carried out? Till what extent is it to be carried out? What are the required specifications to carry out a certain jobs? Are you taking proper measurements? Have you awarded the work to the proper person at a reasonable cost? What is Polymer plaster? PROJECT MANAGEMENT This is achieved in 3 stages:Stage-I: CARRYING OUT SURVEY AND PREPARATION OF BUDGET ESTIMATE.Stage- II: PREPARATION OF TENDER, INVITATION OF BIDS AND FINALIZATION OFCONTRACTOR.Stage- III: EXECUTION OF WORK.

Stage-I Carrying out survey and preparation of budget estimateWe carry out a detailed internal and external survey to decide the priorities ofvarious items like structural repairs, stopping leakages and seepages, aesthetics andgeneral rehabilitation. A budget estimate is then prepared indicating the cost likelyto be incurred under different heads and the cumulative cost. This helps thecommittee in garnering the funds through various available sources like buildingrepairs funds, sinking fund etc. This budgeted estimate also helps in phasing outcertain items of work depending upon the budgetary constraints involved.Since survey of any building structure leads to preparing budget estimate for anyrepairs and rehabilitation project, we have paid special attention to this area ofwork. Our survey/ engineers carry out the initial surveys along with the seniors andprepare the budget estimate. These same survey/billing engineers ensure that thequantities of various items of work taken during the survey, the budget estimate andfinally in the tender do not go haywire duringhe actual execution of work.They are responsible in coordinating with the site engineers/ supervisors whosupervise the daily activities of work) and in taking joint measurements during billingthereby ensuring that the project is executed properly not only in terms quality butalso within decided budget value.

Stage-II: Preparation of tender, invitation of ids and finalization ofcontractor.The tender document is prepared based on the budgeted estimate. The tendercovers all the legal, technical and the financial aspects of the repairs of theconcerned building. Various items of work and the quantity there of are detailed outin the ‘Bill of Quantities’. Bids are invited from competent contractors based on thetender document. The contractors have to quote their rates against the respectiveitems for the specified quantities. Various bids thus received are evaluated ontechno-economic basis and this submission is made to the clients. After holding ameeting with the members, various contractors are called for personal interviewsand financial negotiations. Two or three contractors are short-listed and afterconducting their site visits and obtaining opinions from various clients for whomthey have worked earlier, final selection of the prospective contractor is made.

Stage-III: - Execution of Work.A three-tier system has been devised to achieve the best-desired results during theexecution stage, once the contractor is finalized. To execute a job after thoroughscreening as detailed out above, the day-to-day functioning including checkingvarious mixes being used, keeping stock of the material received, testing the samebatch wise, liaisoning between the members and the contractors etc. is taken careof by a full time qualified site engineer. The billing part is taken care of by the billingengineers who are responsible for the joint measurements, scrutiny of bill andpreparation of payment certificate. The Project Engineer visits the site at suitableintervals depending upon site conditions and attends weekly or bi-weekly meetingsto review the progress of work along with the contractor and Representatives ofclients and taking it to final completion.
