SAINT JOHN’S ON THE LAKE: SOUTH TOWER MILWAUKEE, WISCONSIN PROJECT DESCRIPTION • 22-story, 285,000 square foot facility • 87 independent senior living units • Cultural arts center/art gallery/ classrooms, bistro, common areas • Health and wellness center E XC E PT I O N A L R E S U LTS The South Tower required careful coordination with neighbors and city officials to minimize impact on traffic patterns and pedestrian traffic. Safety of the public and residents was of paramount importance. A site specific safety plan along with precise execution enabled VJS to experience zero injuries for the workers onsite and the public.



SAINT JOHN’S ON THE LAKE: NORTH TOWER EXPANSION MILWAUKEE, WISCONSIN PROJECT DESCRIPTION • 422,000 square feet • 22-story tower • Two and a half levels of underground parking • First floor commons/resident amenities area • 50 skilled care suites • 24 assisted living suites • 16 assisted living apartments • 79 independent living apartments E XC E PT I O N A L R E S U LTS The new tower will replace the three-story building that opened in 1979, meeting the demands for high-end senior housing in Milwaukee. It will provide better rooms for those residents that need assisted living and skilled nursing care and allow Saint John’s On The Lake to further realize their mission to “enrich the lives of older adults.”



ST. F R A N C I S CONVENT ST. F R A N C I S , W I S CO N S I N PROJECT DESCRIPTION • 100,000 square feet • New convent • 48-unit assisted living facility • 32-unit memory care facility • Central town center E XC E PT I O N A L R E S U LTS In order to meet the basic health and safety needs of the Sisters of St. Francis of Assisi, a new Motherhouse was constructed on their existing campus. They were able to salvage some of the historic elements from their previous residence including stone reliefs and statues and incorporate those into the new building.



MAINE VETERANS’ HOMES AUGUSTA, MAINE PROJECT DESCRIPTION • Joint Venture with Cianbro • 180,000 square foot senior living campus • Community center • 40 units in the memory care neighborhood • 48 units in the long term care neighborhood • 20 transitional care and assisted living units E XC E PT I O N A L R E S U LTS This state-of-the-art facility will bring veterans into a home-like setting that will make them feel more like they are in their own residence. With the campus consisting of small group homes, each building will feature private bedrooms and bathrooms for every resident.



TOWNER CREST - PRESBYTERIAN HOMES & SERVICES OCONOMOWOC, WISCONSIN PROJECT DESCRIPTION • T wo (2) - four-story wings of independent living apartments and a two-story wing of assisted living and memory care apartments • T wo stories of town center public spaces • New building includes one level of underground parking below the town center space and independent living wings • B uilding area is approximately 270,000 square feet



FAIRWAY KNOLL - PRESBYTERIAN HOMES & SERVICES GERMANTOWN, WISCONSIN PROJECT DESCRIPTION • 270,000 square foot, 160 unit new construction • Three-story independent living and memory care facility • P rivate walking paths that wind through nine acres of landscaped property • T wo-story Town Center, bistro, market, library, club room/ bar area, hearth room, movie theater, beauty shop, and heated underground parking E XC E PT I O N A L R E S U LTS Project was repositioned after recession with a new investor group in response to market corrections. Using the existing Planned Development District zoning as a flexible platform, VJS led efforts to rescale the project, orchestrating a land exchange with the golf course to assemble a site to accommodate the 160 unit senior living facility along with the golf course and limited retail uses. VJS Development Group brokered the land sale and assisted with government approvals.



BETHANY HOME WAUPACA, WISCONSIN PROJECT DESCRIPTION • 1 6,000 square foot independent living and residential care apartment complex • 6,000 square foot wellness center • 60,000 square foot short-term rehabilitation addition E XC E PT I O N A L R E S U LTS VJS constructed this three-story masonry building during the winter months. The existing facility required life safety and HVAC upgrades all while working around the assisted living and memory care residents requiring access to every resident room. This project was executed in six phases to minimize disruption to the day-to-day operations.



ST. M O N I C A’ S S E N I O R L I V I N G RACINE, WISCONSIN PROJECT DESCRIPTION • 18,000 square foot, 24-unit community based residential and memory care facility • Chapel expansion • Renovation of kitchen • New cafeteria • Administrative offices • Exterior improvements E XC E PT I O N A L R E S U LTS St. Monica’s Senior Living embarked on this expansion project to accommodate for the increase in population and to provide a new memory care building, specifically designed to meet the needs and challenges of those dealing with Alzheimer’s disease and other related dementias.



CLEMENT MANOR CAMPUS GREENFIELD, WISCONSIN PROJECT DESCRIPTION • Phase I was 236,000 square feet and Phase II was a 147,000 square foot addition E XC E PT I O N A L R E S U LTS VJS has built most of the campuses Continuing Care Retirement Community (CCRC) components over a span of the last 20-30 years. In the last few years, VJS has continued to do renovations, additions, and remodeling upgrades throughout the campus. On several campuses, VJS’ focus is to “reinvent” the skilled care services with the addition of Therapy Suites (single, catered living sub-acute resident rooms) and upgraded, therapy gyms and services.



LINDENGROVE SKILLED NURSING FACILITY NEW BERLIN, WISCONSIN PROJECT DESCRIPTION • 24-unit memory care, community based residential facility (CBRF) • Features two, 12-unit households that are accessed by a shared entrance, lobby, and parlor • Modeled after a small house design, each household offers a kitchen, living and dining space as well as a den • There are two separate yet connected outdoor areas for each house secured through a combination of natural earth berms, landscaping, and fencing E XC E PT I O N A L R E S U LTS One of the area’s first stand alone CBRF projects specific to addressing memory care challenges. The project includes individual resident rooms and bathrooms and two separate neighborhoods of 12 for more intimate social, cooking, dining, and activity interaction. A separate secure exterior landscaped garden and park setting allows for residents to experience the outdoors at their own leisure.



ST. C A M I L LU S - CAMILLIAN COMMUNITY HOUSE WAUWATOSA, WISCONSIN PROJECT DESCRIPTION • 35,741 square feet • 20 unit Community House • Chapel, parking garage, dining, and living areas • Upper level dedicated to residential units E XC E PT I O N A L R E S U LTS The San Camillo Priests residence had a very aggressive schedule. The project required 35,000 square feet to be completed in eight months and required high-end carpentry finishes. VJS was able to complete the project in seven months.



LINDENGROVE SKILLED NURSING FACILITY MUKWONAGO, WISCONSIN PROJECT DESCRIPTION • 13,000 square foot, single story addition • New wing for sub-acute rehabilitation patients • Expansion includes a physical therapy gym, conference room, living and dining rooms, and an outdoor patio • Existing facility features a 50-unit assisted living facility connected to a 20-bed community based residential facility (CBRF) E XC E PT I O N A L R E S U LTS LindenGrove recognized the need for an expanded short-term therapy component as well as a more extensive therapy gym space. The project incorporated individual, private rooms with private bathrooms in close proximity to the therapy gym, allowing for privacy and a more inclusive therapy regimen and experience. The additions and expansion were interconnected to the other campus service elements which allowed for additional resident social interaction.



THREE PILLARS SENIOR LIVING - HICKORY SUITES AND WELLNESS CONNECTION DOUSMAN, WISCONSIN PROJECT DESCRIPTION • 13,000 square foot Rehabilitation and Wellness Center addition • Large therapy gym with state-of-the-art equipment • Demonstration kitchen allowing for cooking and nutrition education E XC E PT I O N A L R E S U LTS By adding a rehabilitation and wellness center, Three Pillars was able to expand their services. The rehabilitation center provides a distinct, hospitality-based, short-term rehabilitation environment. The wellness center provides a place for residents to maintain a healthy lifestyle.



AD M I RA L’ S W H A R F MILWAUKEE, WISCONSIN PROJECT DESCRIPTION • Multi-unit apartment building • 11-story tower with a total of 133 units • 3-story parking • Office space • Public river walk and private boat docks • P enthouse level community room with an outside deck area, fitness room, dog run, and a dog wash room E XC E PT I O N A L R E S U LTS Admiral’s Wharf, LLC plans to redevelop the property into a multi-unit apartment building to meet the demand of the downtown revitalization efforts for housing in the City of Milwaukee. The best use for the redevelopment of this site is multi-family as it is the gateway from the Historic Third Ward to the up-and-coming area of the Walkers Point Neighborhood, with the Milwaukee River intersecting the two neighborhoods. This project is expected to significantly increase the tax base, adding short and long-term value for the City of Milwaukee.



MANSEAU FLATS ASHWAUBENON, WISCONSIN PROJECT DESCRIPTION • New construction of a six-story, 78-unit apartment building • 24/7 fitness center • Mid-level rooftop terrace • Two levels of underground parking E XC E PT I O N A L R E S U LTS Manseau Flats was one of the first major housing projects to be constructed in Ashwaubenon, WI. What makes this building unique was that its six story exterior shell was constructed out of Insulated Concrete Formed (ICF) walls. This project incorporates 78 apartment units (14 of these are two level townhouse units), a 24/7 fitness center, a mid-level rooftop terrace and two levels of underground parking.



FOWLER LAKE VILLAGE OCONOMOWOC, WISCONSIN PROJECT DESCRIPTION • New construction of a five-story, mixed-use building with rooftop deck • Comprised of 44 condos, retail, restaurant, and studio spaces • A ll condo units have lake views and generous outdoor garden decks • F reshly landscaped green space and new family area • Private, multi-level underground parking garage E XC E PT I O N A L R E S U LTS Coordination of a complicated post-tension building structure, building envelope, and numerous condominium buildouts all while city utilities and street work was underway.



AVENIR APARTMENTS MILWAUKEE, WISCONSIN PROJECT DESCRIPTION • Mixed use apartment/retail complex • 104 apartments on four floors, retail on first floor • Two levels of underground parking • One story parking deck adjacent to apartment building E XC E PT I O N A L R E S U LTS Avenir Apartments was the first major housing project to be constructed in the Park East Corridor. Removing the contaminated soils and installing the parking structure along with the apartment building has refocused the importance of the eastern region of this development. This project incorporates 104 apartment units, fast food restaurants, 24/7 fitness center, rooftop terrace with outdoor fireplace and grilling area, salon, and nail shops.



BISHOP’S CREEK FAMILY HOUSING MILWAUKEE, WISCONSIN PROJECT DESCRIPTION • 55 units of supportive family housing • Three-story housing complex containing two and three bedroom apartments • 13 walk-up units with front porches and street entrances • WHEDA funded project • Highly landscaped urban edges E XC E PT I O N A L R E S U LTS VJS engaged community groups that were near the project to advertise and promote the dates of the job fairs and help us connect with the residents in the neighborhood. Pre-job fair informational meetings allowed us the opportunity to communicate important project details and job opportunities prior to the job fair. 187 individuals attended the pre-job fair and each individual interviewed with a subcontractor. A week later, we were able to align the skill sets of potential applicants with the needs of the subcontractors.



LIGHTHORSE 4041 SHOREWOOD, WISCONSIN PROJECT DESCRIPTION • New construction of a mixed-use, six-story, 84 unit apartment community • Three-story precast parking deck with 204 customer and public parking spaces • 18,000 square feet of retail space • Common area includes community green space, patio, clubroom, fitness center, on-site management, and underground parking E XC E PT I O N A L R E S U LTS LightHorse 4041 presented some challenges in that VJS had to work alongside a fully operational grocery store when constructing this project. VJS was able to coordinate all deliveries, shut downs, and pedestrian traffic with the store so there would be no disruption to their services.



AUTUMN WEST TRANSITIONAL HOUSING MILWAUKEE, WISCONSIN PROJECT DESCRIPTION • New construction • Houses 21 residents in affordable, transitional housing units • Two of the 21 units meet requirements for ADA accessibility • Includes the exclusive use of energy-conserving fluorescent lighting, Energy Star appliances, appropriate energy- conserving insulation, energy efficient water conservation, and HVAC systems E XC E PT I O N A L R E S U LTS Constructed on the site of an underused city parking lot, this three story building presents an attractive facade and landscaping and its overall appearance is of a thoughtful and well-designed facility that stresses functionality without the sterility of many similar structures. The presence of the new development has helped to stabilize and even spur additional investment in reuse and rehabilitation of existing storefronts and commercial properties.



PRAIRIE APARTMENTS MILWAUKEE, WISCONSIN PROJECT DESCRIPTION • New construction of an 18,900 square foot, three-story apartment building • 24 units - includes studios and one bedroom supportive housing, six units are ADA accessible • LEED® for Homes Gold Certified E XC E PT I O N A L R E S U LTS VJS had over 30% of EBE contractor participation which exceeded both the City of Milwaukee and WHEDA participation goals. VJS continued to use residents of The Guest House as apprentices on their projects.
