CARDILLO'S CORNER Team, I’ve been part of Castle & Cooke Mortgage for more than two years, and it’s been an incredible journey. When I started here, I put my faith in an organization that was built on solid footing, but the company had opportunities to improve. In my time here, we have accomplished so much in the way of process improvement, increased risk controls, P&L philosophy, and most of all growth. Our Operations team continues to be one of the best in the business, our Sales teams are second to none, our support partners continue to get stronger, and we continue to grow our footprint throughout the country. I am confident we’ll continue to grow together. Next year, we can’t be sure what will happen with rates, home prices, and even this pandemic, but I know we can continue our upward trajectory if we stick to the fundamentals of originating great loans, building our industry partnerships, and keeping turn times fast and efficient. We faced some big challenges this year, but I’m proud of every member of the team and all you’ve done to help us succeed. Thanks for being part of Team Castle, and I wish you, your families, and your friends the happiest of holiday seasons!
NOVEMBER by the NUMBER$ November was a phenomenal month for Castle & Cooke Mortgage, with $142 million in funded loans and a very strong locked pipeline to kick off December. “Everybody should pat themselves on the back,” said CEO Rick Cardillo. “We did a great job. We grew this company, and we continue to grow this company” November’s numbers were far ahead of plan, Rick said. In fact, they were almost as good as in 2020, when rates were lower, said SVP of Capital Markets Danny Jasper. This month, the company is almost certain to exceed plan again, Rick said. If all goes well, we could even reach $125 million. In November, 56% of funded loans were for home purchases, and 28% were cash out refinances, according to Jim Modrycki. That continues to show we are not overly dependent on the rate and term transaction to achieve all our production goals going forward. “Everything we’re supposed to be doing as branches in an increasing rate environment, we’re doing it,” Rick said. “Outstanding job by everyone.” The company’s portfolio also grew in November, Rick said. The company retained 58% of its servicing portfolio and signed new loans with about 25% of people whose loans had been paid off (meaning the company didn’t lose business to other lenders). For the year, the company is on track to raise around $1.68 billion in total funds, compared to last year’s $1.75 billion. For 2022, plans will be adjusted based on the expectation of higher rates, but Rick hopes housing inventory will loosen up to create additional opportunity for purchase loans around the country. “We’re going to have a great purchase year,” Rick said. “We’re cautiously optimistic.”

Las Cruces, NM: Sincere Thanks, Framed, and Delivered Veterans of the U.S. Armed Forces are very important to Las Cruces Branch Manager Pat Breeding, and this Veteran’s Day she helped put on a special event to honor all who have served. Pat invited all the veteran’s she’d worked with over the years and handed out more than 100 flyers to veteran’s organizations, VFW halls, fire departments, police departments, and the Lions Club. She also got the announcement in local newspapers. The Real Estate Firm and its owner Miriam Alcala were co-sponsors. The Edge of Texas Steakhouse & Saloon and the Healing Clinic also pitched in, offering gift certificates to every veteran who attended. Each veteran received a patriotic boutonniere or a corsage, was served a delicious lunch, and got the chance to have a professional photo taken. Pat will have soon have each photo enhanced with a patriotic background, framed, and delivered to the featured veterans. “The event turned out better than we thought, and it was a great to honor the veterans for their service to our country,” Pat said. “We will be doing this again next year!”

Hawaii: Walking with Purpose and Meaning Even though the Castle & Cooke region of Hawaii is across different islands (and even a team member in Idaho), they all came together on a Saturday afternoon in mid-November for a walk unlike any other. This walk raised funds and awareness for Alzheimer’s research. Walkers had the opportunity to honor someone they loved who had been affected by the neurodegenerative disease. “My father-in-law, Ramon Duran Beltran died from Alzheimer’s in 2002 so we dedicated our charity walk as a team to him,” said Honolulu Area Manager Kara Beltran. “It gave our purpose more meaning.” Employees, families, and even some dogs participated in this great cause. Not only did the Hawaii team walk, they raised more than $2,000 to donate to the Walk to End Alzheimer’s. “I am very proud of Team Hawaii,” Kara said, cheering on her people. “This has been a crazy busy period for all of us, license renewals, keeping up with regular CE classes, closing loans, and raising our families. Scottsbluff, NE: Thanksgiving Meals Alongside Family This Thanksgiving in the small town of Scottsbluff, Nebraska, almost 1,100 people from Scottsbluff and surrounding communities were on the receiving end of a Thanksgiving meal, thanks to the Thanksgiving in the Valley event. For the past 38 years, people have gathered at the Guadalupe Center in Scottsbluff for the special day. In the past, the meal was enjoyed in-person, but last year and this year, it was carryout only. The tasty delights delivered far and wide included potatoes and gravy, corn, rolls, milk, pumpkin pie, and roasted turkey. Jennifer Urdiales, Branch manager, has volunteered for this event in the past and helped again in 2021. “To see those who may not want to cook for just themselves, those who cannot provide for themselves, or just someone who was lonely and looking for company, come together and enjoy a warm meal, has always meant a lot to me,” she said. Bakersfield, CA: Sharing Love with our 4-legged Friends The Castle & Cooke Mortgage team in Bakersfield, CA, loves animals so much they found and a way to show some love to their furry friends at Bakersfield SPCA for Castle Cares. Bakersfield SPCA, a non-profit organization, provides shelter, food, medication, grooming, and socialization for displaced pets so they are ready to return to a home environment. Their vision is that no healthy companion animal will be euthanized for a lack of a home, lack of space, or lack of compassion. Since opening in 1950, the charity has placed more than 125,000 animals in safe and loving homes. The services of the Bakersfield SPCA are only possible because of generous donations of time and money by community volunteers. “We had hoped we could go and give the dogs and cats some attention, but were unable to due to COVID,” said Bakersfield Branch Manager Evelyn Ledbetter. Instead, they found another way that they could provide some love. In addition to a donation of $200, the team hand-picked toys the 4-legged friends would love. “We had a lot of fun picking out the toys,” Evelyn continued. “There are so many animals that need love. We couldn’t give them much of that since we couldn’t go in. Hopefully, they will enjoy the toys.”
Compliance & Licensing: Bringing Joy Through Hand-written Cards Working as a team, the Castle & Cooke Mortgage Compliance and Licensing departments found a way to spread joy to community elders for their 2021 Castle Cares project. They first reached out to different local nursing homes to ask how they could bring joy to residents there. They learned that many older folks in care don’t get the benefit of seeing friends or family on a regular basis. Soon, they realized a little note saying someone was thinking of them could brighten their day and help them feel less alone. Members of the Compliance and Licensing prepared more than 300 greeting cards and encouraged everyone in the corporate office to write their own messages. “The cards varied from birthday, Christmas, thank you, get well and just because cards so that the local nursing homes can give to the residents who might need a pick me up or a special note on a special… or not so special… day,” said Samantha Bateman, SVP of Compliance. Just after he was married, he and his wife moved to the resort town of McCall, Idaho, where he worked on ski patrol for a few years. He’s also worked as a hunting guide, a whitewater rafting guide on the Salmon River, and professional bass hunter.
BAKERSFIELD The Bakersfield Branch of Castle & Cooke Mortgage is right in the middle of everything—just a few hours from the beach, the mountains, wine country, and even Disneyland. The team has been busier than ever the last few years, but they still find time to have lunch together most days. D BRANCH Meet the Team Evelyn Ledbetter, Branch Manager Evelyn has been in the mortgage industry for 35 years and loves her daughter and three grandkids dearly. She’s worked closely with the home developer Castle & Cooke California, LLC, during her time in Bakersfield and is known for being kind and genuine. After retirement, she looks forward to spending more time with her husband of 44 years. Jennifer Olson, Sr. Loan Processor Jennifer started the Bakersfield branch with Evelyn back in 2006 and has done the heavy lifting behind the scenes ever since. She’s a mom to three great kids and fur momma to three dogs and two cats. She’s known for being hands-on, straightforward, and doing whatever it takes to move the team forward. Brenda Starr, Loan Officer Brenda has been in the mortgage industry for more than 20 years, and she’s very self-sufficient, Evelyn said. She has a solid work ethic, provides quality service, and takes pride in her work. The saying “anything worth doing, is worth doing right” would describe her, Jennifer said. She is a team player and always willing to help. Heather Brown, Loan Processor Heather is cherished for her work ethic and industry knowledge, and she’s known for doing whatever it takes to get loans done, whether that means coming in early, staying late, or even both. “Let’s be real, I’m in mortgage,” she jokes. “I don’t have a life.” When she does get away from the office, she enjoys travel and hobby photography. Melanie Contreras, Loan Officer Melanie is driven, consistent, and knowledgeable. She loves working with the Hispanic community and first-time homeowners. She doesn’t give up on her buyers and works hard until her files are finished, Jennifer said. Outside work, she loves spending time with her family, going to the beach, and pursuing fitness-oriented goals.
