COMMUNITY COMPANION FEATURE Spring has sprung and Perth is officially warming up for the busiest time of year with many activities and events hitting Perth this summer. Just around the corner are music festivals, food and drink events and much more. Inner city living affords residents the opportunity to step outside and be immersed in our city’s bustling atmosphere and expanding lifestyle. Along with the warmer weather comes the opportunity to soak up the vast array of Perth’s small bars and restaurants, brunch hotspots and the city’s parks. We are so lucky to have such diversity and opportunity in Perth, and cannot wait to see its future in terms of lifestyle, planning and community.PaPgaege1 PERTH’S URBAN COMPANION • EDITION ONE

INNER CITYMarket Update by Brad TriplettThe price of property, as with everything else, is determined by the relationship ofsupply and demand. Since the peak of the inner city market in 2013, supply hassignificantly increased whilst demand has continued to decrease. This is evidentwhen reviewing the peaks and troughs in supply (number of listings) over recent years:Lowest Point - March 2013, at 270High Point - March 2015, at 536Supply rose by a staggering 98%, roughly doubling the amount of properties buyerscould choose from just 2 years before. It’s not surprising how much the value ofapartments changed over this period. We monitor the supply numbers closely and while it remained relatively stable over the2015 and 2016 year at just over 500, it has reduced significantly in recent months to just369 advertised listings in the June quarter. This represents the lowest level since late2013, and a decline of 32% this year. This change in market conditions has started to have a positive impact with values insome areas starting to increase slightly.Typically, as the warmer months of Spring and early Summer arrive, we’ll see a run ofnew properties hitting the market to take advantage of increased buyer activity. As itstands, there is a genuine shortage of certain apartment types, so if you are consideringselling in the short term, now may be a great time to act on these unusually favourableconditions. BRAD TRIPLETT’S KEY TO SUCCESS: Think outside the box and embrace the latest and most innovative sales strategies, whilst maintaining a motivated attitude.Page 3 PERTH’S URBAN COMPANION • EDITION ONE
