Welcome to C i v i c Ste e l Ho m e s One of our key points of difference is our close-knit team who have all been working together for well over 10 years. Each member contributes multiple skills to bring your project together – we provide complete in-house services Architect Design, Interior Design, Estimating, Drafting, Contract Management and Site Supervision. Another unique key to the success of your project is that our in-house Architect is also our Licensed Builder and has designed and built all of our projects over the last 16 years. This means you get the expertise and continuity of communication in the documentation and construction of your project, right through to Handover. STEP 1: Book a free site meeting with your Project Manager In our first few meetings we will: • Meet you on site to discuss your design requirements and project budget. • Show you examples of our work, previous designs and budgets that relate to your project. • Initiate all Site Reports including: contour survey, town planning reports, soil test & wind rating. • Develop a realistic total project budget with you that reflects your design brief. STEP 2: Design & Preliminary Pricing Stage Having established the project feasibility, our professionals then: • Develop our in-house Architect design concept and budget estimate in response to your brief. • With your feedback we revise, if necessary, the conceptual design and estimate. • Develop 1:100 drawings, 3D views of all cabinetwork and assist you in selecting all inclusions. • Our Construction Manager provides his detailed Site Report, advising on all likely site costs. • We prepare Preliminary Pricing and take responsibility to keep your project on budget. STEP 3: Contract Documentation & Council Approvals Once you have approved your design and preliminary estimate we: • Meet with you to finalise colours, inclusions, electrical layouts and energy efficiency approval. • Prepare industry leading documentation, including engineering, specification & working drawings. • Prepare your HIA Fixed Price Contract for you to sign. • Secure building approval and schedule your site works to commence. STEP 4: Construction Stage Once you have your finance approval and we have council approval we: • Meet you on site, establish a regular site meeting format and commence Construction. • Provide you with an Independent Handover Inspection Report prior to handover.4

Chelmer ResidenceSome of Brisbane’s most valuable properties siton her riverbank. In Chelmer, building sites arehighly sought after and rarely found. When ourclient found this piece of paradise it was extremelyimportant to them that the home design wasbefitting of such a block, all the while reflectingtheir playful and confident personalities.There had to be views of the Brisbane River frommany different rooms of the house and a directconnection to the infinity edge pool and innercourtyard on the north. It was with this in mindthe owners decided to commission Civic SteelHomes to complete the architectural design andconstruction of their project. 11

The original home was damaged after the extreme flooding Brisbane suffered in 2011. The resulting demolition and subsequent subdivision left us with a long narrow lot that came under Brisbane’s Small Lot Code. This code, plus the newly required minimum floor levels and revised local neighbourhood plan meant a full Town Planning submission was required for Development Approval. This involved exploring a number of options before settling on the final design - something we are happy to do, to get to the best solution. Our clients were excited to be heavily involved in some of the finer details of both the external architecture and interior design. Their individuality shines through with the colour schemes and finished décor. The end result is an impressive and cutting edge piece of architecture that encapsulated everything that a blue ribbon suburb expects, while functioning as a fun and remarkable family home.“We wanted views of the outdoors from every space,including as you ascend the stairs, and that has beenachieved beyond our expectations.” 13
smias sl merarter Carseldine Residence Our in-house Architect recently qualified as an ‘empty nester’ and decided it was time to downsize. They had lost the motivation to maintain a yard and large home, and only needed space for a flourishing herb garden. They considered apartments but rising body corporates costs, the disconnect with car parking and more confined living quarters were clear deterrents. “What if I could design an apartment with all the benefits of living on the ground”. Researching land sales, Kelly found a 300m2 block of land and the journey began. It is such a successful solution that Civic Steel now uses this home to demonstrate and encourage others to consider the advantages of a smaller, smarter home. This home was also HIA Award Finalist for Custom Built Small Lot.14

On the most part, a large percentage of our work is for the baby boomer bracket who are moving through retirement and want low maintenance finishes, in this case brick and Colorbond. If you want a residence designed outside of the usual family needs and the old ‘build for re-sale’ assumptions, you are not alone. Ocean View ResidenceMountain dream home realised.This home was perched on a north facing ridge at OceanView with an amazing vista of the Glass House Mountainsand the ocean beyond.Some special natural materials were incorporated in thishome, including recycled timber floors and natural stonecladding. Sinnamon Park Residence This home boasts some large void spaces both internally and externally, all with a direct connection to the pool and north facing surrounds. These light-filled spaces have been decorated perfectly to compliment the owners’ casual lifestyle and the streamlined modern architecture. 25

Ascot Residence Ascot is one of Brisbane’s premium suburbs with a good mix of traditional and modern architecture. We obtained Demolition Approval for the rundown brick and tile bungalow, leaving a sloping site and a client brief for a high quality family home, showcasing state-of-the-art design. This city Small Lot of only 374m2 made every square metre precious and as such, innovative planning was needed to achieve the desired layout and courtyard garden connection.28

Alexandra Headland ResidenceIn the heart of the Sunshine Coast’s beachside lifestyle, this propertyis walking distance to ocean, surf clubs and the local restaurantdistrict. The emphasis for this project was on informal living and amuch-used outdoor entertaining space on the north-east.In this case, a formal front entry is completely erased from the designbrief and all visitors arrive straight at the BBQ area, Summer Roomand swimming pool. Teenage kids, friends, family and pets are alltreated to casual living and envious proximity to the beach.One of our most common requests is for ‘low maintenance’ finishes,so this home is designed with extensive colourbond cladding andmarine grade finishes for a long life of fun. 33
Yaroomba Residence With this beautiful location backing onto a paperbark forest and sand dunes, the design incorporated two storey glass to the living area, so as to take in the view from both levels. We also provided detailing and specialised installation for a client-supplied Chinese imported timber door, giving a high-level finish that the client envisaged in the early stages of design.34 34

The external form and roof-line was dictated by a rigid estate covenant, but inside allowed for the owners to be a little more adventurous and incorporate their own flair and eye for detail. Internally, the large void over the living area creates a sculptural feel and link to the office, overlooking the forest and living area. With the owners located overseas for most of the build, our thorough documentation process gave them the confidence to leave the construction stage in our hands while they were absent.36

Villeneuve Residence This rural location takes in beautiful views into surrounding bush and over Somerset Dam to the west, so this design had to protect as much as possible from the afternoon sun, without hindering the outlook over the water. As a project designed for two, some lateral thinking was required to integrate the established guest residence with the new home. The expansive outdoor living area provides the link between the new and the old. It is a seamless join that allows for ample outdoor entertaining space around the fire pit and BBQ.40 41

Pullenvale ResidenceA home for three generations.This design brief was all about the panoramicviews that our client fell in love with. hil sidegold St Lucia Residence A highly complex and steeply sloping block, this beautiful site opens up to golf course views to the south and to a north facing Summer Room on the third level at the rear. We assess various design alternatives for siting a home on a project like this. We consider the levels involved and the extent of retaining required on a difficult sloping site and give you our best advice on how to balance site costs and construction options. 49
