• Exterior Rehab:Exterior Demolition -Tear off existing gutters/soffits and haul away debris. Demo existing rear wood rear porch andconcrete footers and haul away debris. Remove existing windows and exterior doors and haul away debris. Exterior -Install new exterior front entry security door w/sidelights as per plans. Where necessary, replace or repair anysagging/broken ceiling joists. Install new exterior steel rear entry doors as per plans. Acid wash the exterior brick andspot tuck point as needed. Roofing - Replace all damaged decking, subfacia and facia boards. Patch and repair existingrubber roof. Install new commercial grade gutters and downspouts as per plans. Foundation - Replace all cracked andbroken foundation brick between existing brick. Porch - Remove existing porch and haul away. Install new porch, withnew concrete base/footings, new solid wood platform/frame/inlays/stairs, and reinforcement joists as per the plan.Windows - Replace the existing windows with new energy efficient ones. Install new vinyl double hung replacementwindows as per plans. Exterior Painting - Exterior painting; two coats of premium grade exterior wood sealer and aa­weather paint. Landscaping - Will be minimal but will include small amount of grading in the back yard and around thefoundation of the building, which this will ensure that over time no water will settle or seep into the foundation, addinggrass seeds. • Interior Rehab:Interior Demolition - Remove and haul away all wall to wall carpet, padding, tack strips, kitchen and bath fixtures,cabinets, counter, stove, etc., existing furnace and exposed duct work, and all personal items left by previous owner. Interior Framing - Repair any damaged and/or rotted ceiling joists, wall studs, and flooring. Tear-out and reconfigureinterior walls, including kitchen, bathrooms, entry, etc. Plumb and true-up all old stud walls and ceilings. Insulation - Install 3.5\" paper backed fiberglass insulation in all exterior walls. Install 6\" paper backed fiberglass insulation in allceilings. Drywall - Hang, finish, and sand entire building with 1/2\" and 5/8\" sheetrock as per codes/plans. Electrical - Remove and dispose of old exposed knob and tube wiring, wall plugs, fixtures, etc. Install new amp service. Rewireentire building to code including cable/internet, and front entry buzzer system. HVAC - Install new heating and airconditioning systems including duct work, and furnace as per plans/code. Plumbing -Run new supply and waste lines tocity hookups as per codes/plans. Re-plumb entire building including basement and exterior faucets spout. Installation ofall fixtures and appliances, including hot water heaters. Finish Carpentry - Install new moldings, casings, door/windowtrim, and baseboards. Re-hang and install new interior room and closet doors; adjust to fit. Purchase and install newcabinetry; kitchen base, upper cabinets, and countertop. Flooring - Tile Installation - Install dura-rock substrata onsubfloors in kitchen and bathrooms. Set, grout, and seal stone/ceramic tile. Flooring - Wood Installation - Repair orreplace all damaged hardwood flooring including filling in voids left by repositioning interior walls and closets; -Sand andrefinish existing hardwood floors; including staining and sealing floors. Interior Painting - Prime all trim, doors, moldings,ceilings and wall surfaces. Caulk all trim and moldings, putty all voids and nail holes. Apply two coats of ceiling white toall ceilings. Appliances - Install new appliances in each unit.
