Advertising One of our highest priorities is to ensure your property has minimal vacancy and is marketed correctly. We give all properties maximum coverage in advertising by way of listing online on our business website, Realestate.com, Domain, Homehound.com, Rent.com.au. Rental signage will also be erected at the front of the property. Tenant Selection We appreciate that one of the biggest stresses in renting your property is the question of who will be living there. At Empire, we use 'Tenant Options' - an automated rental application process; one of the industry's most advanced platforms. We verify all tenants with an identity check (through a 100 points of ID); affordability, rental history, employment checks, personal references and TICA (a default database). When we are satisfied with an application, all information will be provided to you for your consideration.

Routine Inspections Property inspections are conducted every 4 months and a detailed routine inspection report is issued to owners with photographs included. Our owners are advised of any maintenance arising from the routine inspections that same day. Owner Disbursements / Accounting Payments in rental monies are disbursed to owners on a fortnightly or monthly basis (whichever is preferred) by electronic funds transfer (EFT) into a nominated bank account. A monthly statement showing all payments is also provided. We provide end of financial year statements with all income and expenses included. We are able to make payments on all outgoings including payment of rates, maintenance, body corporate fees or any other accounts required.

Rental Payments / Arrears Our arrears are printed on a daily basis with the appropriate notices issued in accordance with the legislation. Our first step in the arrears procedure is a SMS text at 1 day, a reminder SMS at 2-7 days and a Notice to Remedy Breach on day 8. If the breach is not remedied, a Notice to Leave is issued and if necessary, our office will make an urgent application to QCAT (Small Claims Tribunal) to seek orders upon owner's instructions. Repairs and Maintenance Our office will arrange any maintenance required, upon the owner's instructions. Should your property be in need of minor renovations (eg. painting, carpet, bathrooms, kitchens or other), we have fully insured, qualified tradesman and builders with guaranteed workmanship.

Insurance Lodgments of insurance claims can be done to your preferred insurer where necessary. We highly recommend income protection insurance and/or landlord insurance for all properties. Comparative Market Analysis Empire is happy to offer complimentary comparative market analysis for your investment properties. This report is comprehensive detailing all nearby and/or similar properties for rent or rented recently; properties that are currently on the market; properties located within an immediate proximity; the length of time on the market and the difference between the advertised price and lease price.
