OUR STORYOwners of Winter Park Lodging Company, Chris and Sarah enjoya moment at Sunspot with their twin boys, Nicholas and Willem.

Chris and Sarah Bradford bought a second home inWinter Park way back in 2003. Quickly seeing anopportunity for a quality vacation rental company inthe valley, they started Winter Park LodgingCompany and soon grew the business enough toleave their “day jobs” in Denver and move to WinterPark full time in 2007. That year also broughtanother big change – the birth of twin boys!Their focus has always been on only managingproperties where they would want to stay onvacation. They’ve done just that and are now thego-to local company that focuses solely on theluxury vacation rental market with a deep focus onexceptional customer experience.What started as a weekend retreat to escape thecity has become their life’s work and passion!

WE’RE LOCALWe are part of the Winter Park community and we take thatseriously. Here’s how:• We own and run our business out of our downtown location in Pine Tree Plaza across from Hernando’s. We also have a second location in Winter Park where we run our housekeeping and inspections operation.• We are key players in the Winter Park Chamber of Commerce and involved in how Winter Park is marketed as a destination.• Even in Winter Park, government regulations and HOA restrictions sometimes put the vacation rental market at risk. We speak on your behalf and ensure your property can remain a short-term vacation rental.• We have to be accountable for our actions. It’s a small town. People talk. Ask a local what they think of us.• All of our employees are just that – paid employees. We don’t contract out our housekeeping or other work. We’ve become one of the largest employers in the community and we’re proud of that.• We’re here to stay. We’ve been here over 10 years and aren’t going anywhere. Our staff loves where they live and we’re here for the long (fun) haul! Al Furlone, General Manager Al is a big time mountain bike rider. In fact, he prefers single speed. It’s not for the faint of heart, but nor is this business. Al is pretty much in charge of everything at Winter Park Lodging Company and we’re big fans. We just can’t keep up with him on the hills.

OWNER RELATIONS • With us, you won’t feel like you’re just a name on a list. We get to know you and your home to best serve your needs as a second homeowner. We’re here as your personal liaison and caretaker. • We happily coordinate with our in-house teams and trusted vendors to keep your home in the top condition that guests (and you!) expect. • We staff our Owner Relations team seven days a week in the office, so you always have someone to speak with when you call or stop by. • We let you know of any issues with your home, including any damage. Potential guests don’t want more than threechoices, and they usually want to be led. We get to know theguest and their needs, and then recommend the right propertyfor their visit. We’d love for you to give us a call andexperience our sales process first hand.Our Vacation Planners’ calls are recorded and scored monthlyfor continuous improvement. It’s painful to hear your own voice,but it makes a significant difference when analyzing to improveperformance.We also think it’s vital to make outbound calls every day. Weget 23% of our bookings each year by calling our potentialguests vs. just emailing them. People are busy and when youreach out to them, they often book there on the spot.

CLEANING & INSPECTIONS • Our in-house cleaning and inspection team is second to none. Some of our crew have been with us for over 8 years! • We inspect every property post-cleaning to “stage” the home for the guest or owner arrival and make sure nothing was missed. • We provide the top amenities including shampoo, conditioner, lotion and soap. Luxury properties deserve to have luxury towels, sheets and plenty of supplies. Whether it’s a vacation for 2 or 22, property photos need to feel fun, fresh, and reflect the experience guests want.
