STATE OF THE MARKETNew Yorkers are enjoying a more normalized housing climate in both rentalsand sales, as inventory in both markets has increased gradually--enough to calmthe frenzy of recent markets. Home finders are discovering more properties toconsider, although prices have not decreased; as well as some unique incentivesin the rental arena.SALESAfter over three years of inventory lows, resale homes are finally having aresurgence. Whereas we typically expect to see an increase in supply in thefall, this year we have seen an increase in supply in the summer months withlittle indication of a slowdown of inventory into the fall. This is great news forbuyers as well as sellers where the market is strong and steady. The luxury newdevelopment market on the other hand, which has largely dominated headlinesfor the last several quarters may have finally peaked as the number of new condosbeing built is slowing down and the current units still slated to hit the market inthe next two years would leave an excess of four-to-six years of supply.RENTALSThere is terrific opportunity in this fall’s NYC rental market. With over a third ofthe properties offering rental incentives, BOND can help you find great dealson apartments which, in some cases, have no fee, free time, or in a few cases, both! Due to some leftover supply from the summer months, there are rent valuesin every neighborhood. Your BOND agent has access to every larger high riseproperty, and we boast a particularly strong supply of the interesting and unusualhomes that don’t exist in the high rise market. Now is the time to strategize withus about finding the best deal for you! If you have any questions about your own real estate needs email us at [email protected] WWW.POINTOFMOVE.COM

HOW TO MAKE YOUR #SMALLSPACE LOOK AND FEEL HUGEHow to MakeYOUR #SMALLSPACELOOK AND FEEL HUGESmall spaces and urban living go hand in hand. To help you decorateyour small space while keeping it functional and making it look and feelvisually larger, BOND asked Decorist designers to share their small spacedesign tricks. Here are three easy design solutions that will make a hugeimpact to any small room.1. USE MULTI-PURPOSE FURNITUREThe key to laying out a small room is to shop smart. Multi-purpose furniturelike storage ottomans, tufted coffee tables, garden stools and bar cartsallow you to cut down on the pieces and open up more space in your room.2. GO CLEARUsing transparent furniture in glass, lucite and acrylic will free up visual spacein a small room while maintaining its functional features. Plus, transparentpieces can be styled in so many ways—from luxe and sophisticated tofeminine chic.3. OPT FOR OVERSIZED ARTA gallery wall can look visually loud in a small room. Skip the cluster ofsmall wall décor and invest in a large print or canvas art by your favoriteartist instead. It minimizes visual clutter and instantly creates that “pulledtogether” look that makes small spaces feel bigger.

STERLING RENT HAS 5 REASONS WHYYOU SHOULD HAVE RENTERS INSURANCE1. IT’S AFFORDABLEThe average renter’s insurance policy costs $187 a year, according to 2011figures reported by the National Association of Insurance Commissioners(NAIC) in 2013. Your actual cost will depend on factors, including howmuch coverage you need, the type of coverage you choose, the amount ofyour deductible and where you live. In New York City the average cost isabout $275 a year.2. IT COVERS LOSSES TO PERSONAL PROPERTYA renter’s insurance policy protects against losses to your personal property, including clothes, jewelry, luggage, computers, furniture, and electronics.Even if you don’t own much, it can quickly add up to a lot more than yourealize – and a lot more than you’d want to pay out of pocket to replaceeverything. If you take a moment and think about all the items you have inyour apartment, it could add up to $20,000.00 very quickly.3. YOUR LANDLORD MIGHT REQUIRE ITYour landlord’s insurance covers the structure itself and the grounds, butnot your belongings. A growing number of landlords require tenants topurchase their own renter’s insurance policies, and they’ll expect to seeproof before you can move in. This could be the landlord’s idea, or it couldbe an “order” from the landlord’s insurance company – the idea being thatif the tenants are covered themselves, some responsibility can be shiftedaway from the landlord.4. IT HELPS PAY FOR LIVING EXPENSESAside from helping you buy replacement goods and covering liabilityexpenses, renters insurance can help cover “additional living expenses” ifyou get temporarily displaced. This can include rent, food and more. Somepolicies also help you protect your credit and identity. Some policies offeridentity theft protection and insure you against losses due to unauthorizedcredit card use or check fraud too.5. IT PROVIDES LIABILITY COVERAGELiability coverage is also included in standard renter’s insurance policies. This provides protection if someone is injured while in your home or if you(or another covered person) accidently injure someone. It pays any courtjudgments as well as legal expenses, up to the policy limit. Most landlordsrequire a minimum of $1,000,000 in coverage. HOW TO: SECURE A MORTGAGE Many first time homeowners are familiar with the concept of having to get a mortgage, and that it involves getting approved by a lender or a bank, but not everybody understands exactly what it means. The process of getting approved for a mortgage is a validation of Income, Assets, and Credit & Collateral (Appraisal). In order to get an approval for a mortgage, all four of these must be strong. If one of these components is slightly weaker than the rest, it is possible to have a stronger component that can compensate for the loan as a whole.36 W W W . P O I N T O F M O V E . C O M

Once you have found the bank or mortgage lender you feel willbest suit your needs, you will have to be able to validate and proveyour income, assets and show good credit history. It is importantto remember, the larger the loan, the more validation is needed. For example, if you have previously been a renter, you will need todemonstrate your rental history and be able to prove that you havepaid your rent on time for the previous 12 months.W W W.
