HISTORIC CHELSEA TOWNHOUSE 436 West 20th Street, New York, NY 10011 Multi-family Home: 5 Units / 5 Stories

HISTORIC CHELSEA TOWNHOUSE 436 West 20th Street, New York, NY 10011 Multi-family Home: 5 Units / 5 Stories Built in 1835, this 25’ wide, five-story mansion was built in the Greek Revival Style and is one of the oldest houses on one of New York’s very finest historic blocks. Currently configured as five elegant, income- producing, floor-through apartments, the house could be converted back to a single family residence. The sweeping staircase embraces the interior while artisan-created moldings and medallions decorate the walls and ceilings. Ten wood-burning fireplaces, hand-crafted mantle pieces and original wide-plank floors are a testament to forgotten times. Perfectly located in West Chelsea across from The Close (the picturesque gardens of the General Theological Seminary) the house is minutes away from Chelsea Piers, The Highline and Hudson River Park. Each of the five apartments offer large, open living spaces, high ceilings, wood burning fireplaces, crown moldings, tons of storage, Bosch Washers and Dryers, and sound proofing. Each kitchen features Viking Stoves and Wine Coolers and Liebherr Refrigerators. Four of the apartments are 1,800 square feet, while the apartment on the parlor floor is 1,700 square feet. The garden apartment features a private entrance, three bathrooms, a wider floor plate, and a private rear yard, the penthouse has a private elevator and features Page 2

A wealthy merchant named John N. Smith purchased the land for 436 West 20th St. from Clement Clarke Moore, author of A Visit from St. Nicholas, who divided this section of his family’s Chelsea estate into lots in 1834 as the rapidly growing city pushed northward. In 1962, actress Frances Gaar purchased the house and rented rooms in her townhouse to many artists and celebrities. Once called the “Chelsea Mansion”, it has a colorful and storied history. Page 3

HISTORIC CHELSEA TOWNHOUSE 436 East 20th Street, New York, NY 10011 Multi-family Home: 5 Units / 5 Stories NEIGHBORHOOD Chelsea, located from Sixth Avenue (the Avenue of the Americas) to the Hudson River, between West 14th Street and West 34th Street, has undergone a marked revival in recent years. It began its life in 1750, as a farm, purchased by British Major Thomas Clarke. Clark dubbed it “Chelsea,” after the Chelsea Royal Hospital and Old Soldiers’ Home in London. Known as the founding father of Chelsea, Clement Clarke Moore, Clark’s grandson and author of “A Visit from Saint Nicholas,” developed the area as a suburb, surrounding it with gardens. His legacy can still be found in a few building regulations that still endure. A sort of chic, northern cousin to the West Village, Chelsea attracts many young professionals with its proximity to Midtown, all public transportation, movie theaters, bistros and family entertainment. The world-famous Chelsea Piers Sports and Entertainment Complex offers basketball courts, a golf driving range, live music, a microbrewery and even riding stables within its renovated waterfront stretch between 17th and 23rd Streets (where the Titanic was headed on its ill-fated voyage). Blocks away, the super hip Meatpacking District, with its velvet rope club scene and notorious bars. Page 10

HISTORIC CHELSEA TOWNHOUSE 436 West 20th Street, New York, NY 10011 Multi-family Home: 5 Units / 5 Stories NEIGHBORHOOD One of the biggest attractions in the neighborhood is the High Line, which was transformed from a decaying railroad track on Manhattan’s West Side to a lush urban garden in the sky in 2009. Stretching from the bloodstained streets of the Meatpacking District to the bottom of Hell’s Kitchen, this elevated park has a unique vantage on the city and for nearly a mile and a half; visitors and locals mingle, taking in killer views of the Hudson River, Lower Manhattan, and the Statue of Liberty. Known for being an area in which art thrives, Chelsea is home to more than 350 cutting- edge art galleries and exhibition spaces, as well as the Chelsea Art Museum, Yeshiva University Museum, and the Rubin Museum of Art, which focuses on Himalayan art. Transportation in and out of the neighborhood is available in a number of forms. Chelsea is serviced by MTA subway lines A, C, E, B, D, F, V, 1, 2, and 3, as well as numerous bus routes. To get in and out of the city, Penn Station also provides service via the Long Island Railroad (LIRR), New Jersey Bus Transit, and Amtrak Trains. Page 11

HISTORIC CHELSEA TOWNHOUSE 436 West 20th Street, New York, NY 10011 Multi-family Home: 5 Units / 5 Stories POINTS OF INTEREST The High Line Park The High Line Park is a 1.45-mile long aerial greenway that was built on top of an unused, elevated section of the New York Central Railway. Inspired by a project in Paris, the High Line extends from Gansevoort Street in the Meatpacking District through Chelsea to the north edge of the West Side Yard near the Javits Convention Center. Chelsea Piers The Chelsea Piers Sports and Entertainment Complex is located on a series of piers in Chelsea which were originally a passenger ship terminal. In the Early 1900s, the RMS Lusitania used the piers, and they were the planned destination of the ill- fated RMS Titanic. Chelsea Market Chelsea Market – a Foodie Point of Interest in NYC. Chelsea Market is an adventure in food. Taking up an entire city block, this 120-year-old historic building offers 13,000 square feet of food-focused shops, restaurants and food vendors. It’s probably the most famous food hall in New York Page 12

HISTORIC CHELSEA TOWNHOUSE 436 West 20th Street, New York, NY 10011 Multi-family Home: 5 Units / 5 Stories POINTS OF INTEREST Chelsea Piers Golf Club The Chelsea Piers Golf Club is a unique golf destination that provides guests with the opportunity to golf on a scenic pier on the Hudson River. The Club boasts Manhattan’s only four-tiered, year-round outdoor driving range. The range’s 200- yard fairway provides the opportunity to hit full shots and practice putting. Rubin Museum of Art The Rubin Museum of Art is a museum dedicated to displaying and preserving the art and cultural artifacts of the Himalayas, India, and neighboring countries. There is an emphasis on Tibetan art. The art was originally the private collection of Donald and Shelley Rubin from whom the museum gets its name. The New York Beer and Brewery Tour The New York Beer and brewery tour is a half-day bus tour through several of New York’s neighborhoods. The tour will visit some of the best breweries in the city as well as places that have played a roll in beer history. The tour is led by a guide who will travel with you and provide entertainment and information as well as answer questions and present historic beer artifacts. Page 13

HISTORIC CHELSEA TOWNHOUSE 436 West 20th Street, New York, NY 10011 Multi-family Home: 5 Units / 5 Stories DINING Los Tacos No. 1 Get tacos here already. If you like tacos, and you haven’t had these tacos, you should eat these tacos. Tacos. Eat theirs. This is a stand in Chelsea Market that tends to be busy, because a lot of people have heard that they might be the best tacos in the city. Motel Morris Motel Morris is a great-looking space with dark blue walls, fancy light fixtures, and velvet banquettes along the wall. It also has a 1960s-motel theme that you might not notice until walk into the pastel- pink bathrooms with vintage phones on the walls. Cookshop Life is a popularity contest, and this place wins. It’s a neighborhood staple that’s good for a lot of situations. Dinner with parents, lunch with your boss, brunch with friends - you can do all of that here. Seamore’s People like to eat affordable seafood in bright spaces with high ceilings and vaguely beachy color schemes. We know this, because Seamore’s keeps opening new locations. The one in Chelsea is pretty much the same as the original in Nolita. Page 14
