Are You Auction Ready?LJ Hooker Home Loans and its team of Specialists can provide a home loan pre-approval forpotential buyers at every auction. This will give purchasers a clear idea of how much money theycan spend on purchasing their dream home to allow them to bid at auctions with confidence.A home loan pre-approval is free and is valid for up to three months. We can also assist with the deposit usinga deposit bond if required.Buying at Auction ChecklistSTEP 1: Arrange a home loan pre-approval, so you know how much you can afford and what size deposit you will require.STEP 2: C ontact local real estate agents and start looking for a property. Make sure you are on their database for email alerts for upcoming property auctions that meet your criteria and are in your price range.STEP 3: A ttend various open homes and auctions - even if you are not interested in the property it will help you get a feel for how the process works and what the market is like in the area.STEP 4: Wait for your LJ Hooker Home Loan Specialist to advise you of your conditional loan approval. Then, if you are interested in a property, ask the real estate agent for a copy of the Contract of Sale.STEP 5: Decide how much you are prepared to spend on the property. What is your maximum bid? On auction day, this can help stop you getting carried away and bidding more than the property is worth, or more than you can afford.STEP 6: Instruct a solicitor to check the contract for you. You may also need to arrange for building and pest inspection reports.STEP 7: B efore auction day, make sure you have funds available to pay the deposit, should your bid be successful. The deposit is usually 10% of the purchase price, unless negotiated prior. If you’re paying it out of your own funds, you can use either a bank cheque or personal cheque. Or, if you’re using a Deposit bond, speak to your LJ Hooker Home Loan Specialist to get it organised.STEP 8: Register to bid. In some States you can do this by contacting the agent prior to auction or as you arrive at the auction. Please ensure you bring sufficient ID with you to register at the auction. If you prefer, you can authorise someone else (via written approval) to bid at the auction and sign on your behalf.STEP 9: M ake the winning bid!STEP 10: P ay the deposit and sign the contract.STEP 11: A dvise your LJ Hooker Home Loan Specialist of the property details.STEP 12: W ait for your Home Loan Specialist to advise you of unconditional approval and a settlement date. Now’s a good time to arrange matters such as insurance for your property and to start planning for your move – removalists, change of address cards etc.STEP 13: M ove in to your new home. Your local Home Loans Specialist is: Tony Burrows 0488 108 559 / 07 5502 2324 [email protected]
