OS Structural Demolition and Strip Out Value: £825,000 Background e Plaza Oxford Street, built in 1894, was originally a Bourne &Hollingsworth department store. e Plaza shopping centre openedin 1986 comprising of 20 retail units before its closure in 2016. e Plaza is being converted by Sirosa and Arcadia into a agshipstore providing 73,000 sq of retail space for Next and 25,000 sq ofretail and restaurant space to Berners Street/Eastcastle Street.Since October 2016 Lancebox have carried out the internal strip outand structural demolition on behalf of Sir Robert McAlpine who areacting as the principal contractor. Scope of Works• Full internal strip out of building• Structural demolition• Diamond oor saw cutting all new oor openings into 0.5 ton sections for li ing and removal including for corner stitch drilling• Removal of the ground oor slab (reinforced concrete 350mm thick and 1078m2 ) Joseph McNeil, Project Manager Sir Robert McAlpine:“Over the past six months Lancebox Ltd have been employed on our‘120 Oxford Street’ Project in Central London. ey are currently partway through their contract works and have successfully completedthe strip out and signi cant elements of structural demolition. eworks have involved complex temporary works and have requiredclose coordination with the isolation and protection of the buildingsexisting mechanical and electrical services.“Lancebox have completed the works to date with zero accidents orincidents.“ eir management of the health, safety and welfare of their worksand operatives is superb. eir respect for our neighbours andenvironmental processes is also very evident. G B H, H Asbestos Removal and Full Demolition Value: £204,000 BackgroundLancebox acted as the principal contractor for the AsbestosRemoval and Demolition of the former Gala Bingo Hall. e building was originally opened in 1933 as the Granada eatre cinema. It survived through World War II andinterestingly had an anti-aircra gun installed on the roofthat was never red, in fear of the gun falling through theroof from the force of the shot. e building was then repurposed as a Gala Bingo Hall in1975. A er nearly 30 years use as a bingo hall it nally closeddoors in 2003, and never reopened.A er falling into disrepair the decision was made to demolishthe building for redevelopement into a new GP Surgery and38 residential units. Scope of WorksLancebox acted as Principle Contractor on behalf of CrownGroup of Hotels and carried out Isolation of Services, AsbestosRemoval, Strip Out and Deconstruction of a 4 storey buildingat Hatton Garden. A er the so strip sca olding was erectedallowing the front and rear masonry walls and windows to bereduced/removed using hand tools and hand held breakers. HG Deconstruction, Strip Out, and Asbestos Removal Value: £218,000 BackgroundHatton Garden is a street and area in theHolborn district of the London Borough ofCamden. It is noted as London’s jewelleryquarter and centre of the UK diamond trade,and was also the home to the invention of themachine gun in 1881.Now the Hatton Garden area has 55 shopsrepresenting the largest cluster of jewelleryretailers in the UK, but also is the home to adiverse range of media and creative businesses. Scope of WorksIn August 2016 Lancebox were employedas the Principal Contractor on behalf ofCrown Group of Hotels to carry out theDeconstruction of the 4 storey building wherethe Ace of Diamond shop was located. e scheme involved isolation of services,asbestos removal, strip out and deconstructionof the building in an area of high densityresidential and commercial properties. A erthe so strip, sca olding was erected allowingthe front and rear masonry walls and windowsto be reduced/removed using hand tools andhand held breakers.

KH Structural Demolition and Strip Out Value: £745,000 Scope of WorksLancebox group carried out the demolition works to Kingshouse, Reading between June 2015 – Feb 2016. e project consisted of the removal of internal stair cores,li sha s and main cores across 7 oors of the building. Newprecast T beam ooring was installed to allow greater oorspace, with new stairs and li s being installed externally.On completion of the so strip works, a mobile crane wasbrought in to li various 1.5 ton machines onto the roof tocarry out plant room demolition.Whilst waiting for the installation of the tower crane andgoods hoists, the li sha s were utilised to clear hardcorematerial from the roof to the basement. Larger machineryon the basement and ground oors loaded material into rollon / o skips.Lancebox installed pre-fabricated temporary steel work frombasement up to the roo op, to 2 staircases and front elevationto support the oors during structural demolition.Diamond track and wire sawing works were carried out toseparate oor joints and beams, to create a new ledge withinthe remaining structure to support the new precast oors.Demolition commenced with 4 teams of operatives workingon each core section of works, alongside a team managing thewaste clearance. ere was also a specialized team carryingout window removal works using a specially designed systemand technique which prevented the need for full buildingsca olding.During the demolition works, the saw cutting and breakingout of the external ground oor slab was carried out inpreparation of the new stair and li cores.

SH Conversion of o ce block to residential Value: £235,00 BackgroundSidcup House now consists of 51 one and twobedroom high speci cation apartments split overseven oors of a converted o ce block. Mixingoriginal features along with the latest upgradesin xtures and ttings, Sidcup House providestenants with a new level of renting to London. Michael Waters, Site Manager ARJ:“Lancebox carried out Strip Out works Sidcuphouse, Station Road to a high level. e buildingwas stripped back to the concrete frame shell,removing curtain walling, li s and plant roomstructures. Roof-top plant and external stair casethrough 7 oors were also removed.I was very impressed with the competence of theiroperatives that demonstrated great professionalismtowards the project, and particularly their sitesupervisors that had a proactive approach to thedemands of the works required. Healthy andSafety was paramount for Lancebox, and with thisin mind I wouldn’t hesitate to recommend theirservices.”
