Hi Lindsay and Malvina, Here are some tips to help prepare your home for sale- De-Clutter Maximise space and create a larger look and feel. Less is more! Start mentally moving out and look for storage options to remove anything extra you don't need at the house during the sale. Clear benches, coffee tables, dining tables and bedside tables of any books, magazines and TV remotes etc.- De-Personalise Yes this is business! Help buyers imagine themselves in their new home by keeping family pictures, personalised ornaments and memorability out of sight.- General Cleanliness Clean light fixtures & fan blades. Change any blown bulbs and switch to warm globes where possible. Store any pedestal fans out of sight. Remove excess rugs, floor & door mats - removal of these items will enhance the perception of floor space. Ensure all windows & mirrors are clean & streak free. Remove animal food bowls, bedding, toys, litter boxes and most importantly, animal smells.- Bathrooms Clean shower screens, toilets, remove washing baskets, shampoo & conditioner bottles and any other products in the shower & on benchtops. Also remove any bathroom linen, again to create the perception of space.- Kitchen Uncluttered, spotless and highly functional. Repair hinges and rails so they glide.

Remove toys, bikes and bins and store out of sight. Remove washing from clothes line and store any pegs.- Gardens Groom the lawns and garden. Remove any noticeable large weeds and fallen palm fronds. Rake any leaves onsite and cover any dirt with mulch.- Outdoor Furniture & BBQs Wipe, clean and arrange so they look inviting.

Something a little different...The art of Feng Shui can assist in the sale of a home. By balancing energythrough the correct placement of certain items it can help attract goodfortune, health and happiness . It can also protect you from misfortunes, illness and loss of income. So why not give it a try! Here are some things to consider: - The Five Elements Bringing the five elements of water, wood, fire, earth and metal into your home will lead to a more balance and flowing energy. No need to take this quite literally; however, as glass or a mirror can embody water, a candle or lamp for fire and ceramics to represent earth. A room with all five elements present will feel comfortable and balanced. - Entry Ensure your entry way is open, free of clutter and fresh. An indoor plant placed just outside the front door can clear the energy and make the entrance fresh and inviting. Landscaping can also provide a great first impression with a touch of privacy and will also add value to your home. - Bedroom The most important factor in placing furniture in a bedroom is to face the bed in a commanding position so the bed is in good view of the door. To ensure balance in the room, place bedside tables and lamps in similar scale and height suggesting equality. - Clutter As mentioned, the most important thing for space is to de-clutter. A clear space leads to a clear mind. Clutter drains our energy, both physically and mentally - remember less is more. * Feng Shui tips from Dee Pearce of Balancing Energies www.balancingenergies.com.au
