SAMPLE PROPERTY REPORT At ABC|BNB, we value your time, and we certainly appreciate the value that you place in your property. Our processes have been designed to give you the most out of your investment. We provide all of our clients with a no-obligation, free property valuation. This process includes an initial meeting with you to establish what your expectations for your short term rental property are, followed by a full physical inspection of your property, and then the provision of a detailed report that includes a conservative expectation of rental earnings, as well as an honest opinion on whether or not your property is suitable for the short term rental market. We make use of an innovative software that provides us with information based on live data, that helps us to analyse the true potential of your property in real time based on current market trends. This invaluable step of the process ensures that you remain in control of your short term rental, and that you’re made aware of the potential return on your investment that your property can bring. 7

Whilst ABC|BNB cannot and does not guarantee any price per night or any occupancy rates, all of our data is based on current live statistics drawn from the last 3 years of reservations taken by Airbnb and HomeAway. This also means it has taken into account the fall in occupancy and average nightly rates due to Covid restrictions here in Victoria, noticeably from July through to October 2020 and can give us a reasonably accurate indication of performance moving forward. Notwithstanding, our summary is a conservative average of what we believe your property can achieve, including Covid data, on AirBnB and other booking platforms. The expectation would be that the projected income would be exceeded assuming there were no further Covid related travel restrictions throughout Victoria during 2021. ABC|BNB will look after your property as if it were our own. Our software indicates that an average property with 4 bedrooms and 2 bathrooms in Safety Beach would attract an average nightly rate of $342 - $663 per night and an average occupancy of around 55%. I believe that your property could potentially bring in a gross amount on average of $399 per night X 16 nights booked = $6384.00 per month. This would net you around $5,107.00 a month. In my opinion you are looking at a comparison of: Long term rent = approx. $2,015 per month (based on $500pw rent less 7% agent fees). Short term rental = approx. $5,107.00 per month (based on 20% management fees). Our management fee is 20% and we do absolutely everything for you. So, I would anticipate you getting more than a 50% better result with a short-term lease than a long -term lease. 8

Last 12 months of average occupancy rates in Safety Beach for all properties. 20% lowest in March this year and 63% the highest in January this year. Please note data is skewed due to Covid-19 Travel Restrictions throughout 2020. When we drill down to your property our software predicts an average $399 per night and 55% occupancy. ABC|BNB monitors pricing within your area and works hard to increase your occupancy rate, especially in the off season. This means we will make adjustments to the Average Daily Rate in order to increase occupancy to approximately 70- 80%. This will have a significantly positive impact on your annual returns. This is our result after adding in additional booking platforms to Airbnb. 29% of bookings are now coming from Booking.com, 5% from HomeAway, 3% Rentals United (we’ve only just added Agoda) and they are at a higher rate than AirBnB and booked more in advance. People leave a lot of money on the table by not being on these channels. During the Covid-19 restrictions we also added additional platforms to our We also portfolio. I was unable to find anything that really compared to your property in Safety Beach, however I am showing you this property so you can see what is possible. So this property is currently earning $39K p.a. with 48% occupancy and is still underperforming according to the data. I can’t see any reason why we cannot aim for this sort of a result or better with your property as well. Remember, my figures are conservative… I prefer to quote lower figures and over achieve rather than quote higher figures and disappoint my owners. So if we can achieve a better outcome with short term rental with conservative figures, then I expect the true results to be far better. This is a slightly larger property to yours, however unlike the property above these owners are more focused on getting an exorbitant nightly rate and accordingly are not earning as much as they should or could. As you can see by the data they are earning $33K at only 20% occupancy. This is a typical result that occurs when owners focus on getting high $, they get low occupancy and leave a lot of money on the table. INSURANCE CHECKLIST At ABC|BNB, we go to great lengths to ensure that your property is well taken care of, and treated with the utmost care! It’s important to note however, that accidents do happen. The short term rental industry is largely based on its guests, which means that there is always room for human error. When choosing an insurance cover, it’s crucial that you ensure that you’re protecting both your property, and its removable contents. Intention to make the property available for holiday accommodation bookings over the course of 12 months. 4. Confirm by email that you accept this Agreement; 1) AGREEMENT Owner(s) hereby grants ABC|BNB Host Management the Exclusive Rights to provide short term rental Management services for Owner’s property to take such further actions on and with respect to the property as may be reasonably necessary. ABC|BNB Host Management will perform its obligations and avail itself of its rights under this Agreement. Owner(s) shall maintain full responsibility for all physical and financial matters pertaining to the ownership of the premises whether it is rented or not. 2) 80% OWNER(S) PAYOUT The Owner(s) shall be entitled to 80% of the (“STRP”) short term rental plat- form “Accomodation Payout Amount” and LESS the Booking Platform Service fees, as set out in this Agreement (“Owner(s) Income”). All booking platforms pay out generated from the (“STRP”) short term rental platform, will be paid to ABC|BNB Host Management. The Owners 80% income, will be paid monthly (30 days) to the Owner(s) by ABC|BNB Host Management via Electronic Funds Transfer. 24

Each Guest(s) shall pay the (“STRP”) a booking cleaning fee for each accommodation usage period. The booking cleaning fee belongs to ABC|BNB Host Management . 4) TERM The rights of ABC|BNB Host Management under this Agreement, shall commence on ______ /______ /______ (the “Commencement Date”) and unless earlier terminated pursuant to this Agreement, sixty (60) days prior to ______ /______ /______ (the “Term”) shall automatically renew on an annual basis. 1. This Agreement shall commence on the Commencement Date for the Initial Term and shall automatically renew (“Renewal Term”), for further terms equal to the Initial Term. Unless either Party gives at least 60 Days written notice, prior to the expiry of the Initial Term or any Renewal Term. 2. ABC|BNB Host Management shall not be authorised to accept new reservations past the expiry Term date, once the Owner(s) informs ABC|BNB Host Management of Owner’s intent to not renew the Agreement. Upon termination of this Agreement, Owner(s) agrees to continue to honour all existing reservations. 3. For the purpose of this Agreement, existing reservations are defined as reservations confirmed via the (“STRP”) short term rental platform during the Initial Term. 4. ABC|BNB Host Management is authorised by Owner(s) to accept continuous reservation stays at fair market value for a period NO greater than 90 Days in any calendar year. 5) GO LIVE DATE: _______ / _______ / _______ 1. Property listing will be advertised to the general public on all short term rental platforms, AirBnB, Stayz, Expedia, Booking.com, Agoda, etc). 6) OWNER OBLIGATION Owner(s) agree to: Perform Owner(s) obligations set out in the Schedule; 1. Comply with this Agreement, our reasonable requests or requirements, and all applicable Laws. 2. Provide all assistance, information, documentation, access, facilities, authorities, consents, licences and permissions reasonably necessary to enable ABC|BNB Host Management to comply with our obligations under this Agreement or at Law. 3. Owner(s) acknowledges and agrees to furnish the property in accordance with the (“bnb professional blue print”), to a standard equivalent to that of a 5 star rating. 4. Owner(s) shall properly maintain all the furniture and kitchen appliances in good order and repair 25 during the agreed Term.

5. The Owner(s) agrees and acknowledges to remove ALL existing advertisements for said property from all short term or long term advertising platforms. 6. Owner(s) shall be responsible for all utilities Utility Bill charges including Electricity, Gas, Water, for the Premises. Items such as; Internet/NBN connection and Pay TV shall be provided by the Owner(s) at the property. Billing charges are the responsibility of the Owner(s) for the duration of the Term and are not ABC|BNB Host Management responsibility. 7. Owner(s) is responsible for costs pertaining to Pool and / or Hot Tub maintenance. 8. Owner(s) is responsible for costs pertaining to professional photography upon Owner(s) request, that is related to operating the property as a short term rental. 9. If NO internet service provider is available at the property, ABC|BNB Host Management will arrange an internet service provider and be responsible for any costs and billing charges. 10. In respect of guest privacy, Owner(s) agrees not to enter the premises or permit any other person to enter the premises prior to checking with ABC|BNB Host Management in advance. 11. Owner(s) acknowledges and agrees to obtain proper building insurance and public liability, suitable for Short Stay Accommodation . 12. Owner(s) shall not attempt to micromanage, monitor, recommend or in any way interfere with the short term rental Management of the property. 7) OWNER BOOKINGS Owner(s) has the right to use the property during the Term contingent upon the Owner reserving the dates, 14 DAYS in advance with ABC|BNB Host Management (“Owner Booking”). 8) OFF PEAK PERIOD AVAILABILITY Owner(s) can stay FREE of charge. If Owner(s) chooses to use their property during this period. (Maximum length of stay is 14 Days, during any off peak - booking period). PEAK PERIOD AVAILABILITY In order for the arrangement to viable, we need your property to be available for short term holiday stays over Seasonal Periods AND/OR Public Holidays. Owner(s) can stay FREE of charge. If Owner(s) choose to use their property during this period. (Maximum length of stay is 7 Days, during any peak - booking period). a) During and after Owner(s) stay, the Owner(s) will be responsible for the cleaning costs. b) Owner(s) agree to pay the advertised cleaning fee, as charged by ABC|BNB Host Management. c) Owner(s) acknowledges that any Owner(s) Bookings will negatively impact any revenue projection previously provided by ABC|BNB Host Management. 9) ABC|BNB OBLIGATION ABC|BNB Host Management is responsible for the costs and management of; lawn care, laundering of linen, cleaning service providers, management of photography, management of listing sites, management of guest communication, management of guest access to the property and management of minor maintenance. 26

Additional maintenance and services such as, pool and / or hot tub care, may be provided by ABC|BNB Host Management by mutual agreement between the parties, and at additional cost to Owner(s). a) Ensure that the property is exceptionally clean, properly maintained and suitable for short term accommodation purposes. By Laws and Common Property; b) Where the Property is part of a strata or community title scheme. ABC|BNB must comply with owners’ corporation by-laws and the lawful directions of managers and caretakers of the scheme. 10) NIGHTLY ACCOMMODATION RATES Owner(s) understands and hereby agrees that ABC|BNB Host Management understands the most effective way to optimise accomodation revenue through a combination of nightly rate setting and minimum stay requirements and grants ABC|BNB Host Management sole discretion in setting the nightly rates and minimum stays based on demand. 11) OWNER’S REPRESENTATIONS AND WARRANTIES As of the date of this Agreement and at all relevant times throughout the Term, Owner(s) hereby represents and warrants to ABC|BNB Host Management that Owner(s) is the lawful Owner(s) of the premises and has full authority to execute this Agreement. By signing this Agreement, Owner(s) directs; 1. ABC|BNB Host Management to manage the property as a short term rental and represents and warrants that there are no legal, Strata, Body Corporate, or other restrictions that would inhibit ABC|BNB Host Management ability to do so. 2. Owner(s) acknowledges and understands that ABC|BNB Host Management services under this Agreement may be subject to change as the short term rental industry evolves. At the date of this Agreement Owner(s) has paid and is current on all taxes, fees, dues and other expenses due and owing with respect to the Premises and all Personal Property, including all insurance, property taxes, utilities and other assessments and costs associated with or due and owing on the Premises or any Personal Property. 12) CONDITION OF PREMISES AND PERSONAL PROPERTY Each Party acknowledges and agrees that it has had the opportunity to examine and inspect the premises and that the premises , together with all furnishings, fixtures, equipment and other personal property are in good and operable condition (the “Personal Property”). At the conclusion of the Initial Term, ABC|BNB Host Management shall return the premises and all personal property to the Owner(s) in good and operable condition, ordinary wear and tear excepted. The property shall be free of all personal belongings, trash and other items not belonging to Owner(s). Owner(s) shall ensure that the property is not damaged during any Owner(s) Booking Usage. Owner(s) shall promptly repair, at its sole cost and expense, or authorise ABC|BNB Host Management to repair, at Owner’s cost. 27

13) NO ALTERATIONS DURING TERM Each of Owner(s) and ABC|BNB Host Management acknowledges and agrees that, unless otherwise agreed upon in writing by the Parties, or as required by ABC|BNB Host Management in connection with its maintenance obligations, neither Owner(s), ABC|BNB Host Management, nor any guest may materially alter or otherwise redecorate all or any portion of the property. 14) PROPERTY MAINTENANCE ABC|BNB Host Management shall advise Owner(s) of additional cleaning, repair, or replacement recommended to keep the property in good order and repair for short term rental purposes, that falls outside the scope of ABC|BNB Host Management responsibilities in (Section 9). The expense of such additional property maintenance shall be the responsibility of Owner(s). otwithstanding the preceding, if Owner(s) usage exceeds 20% of the total days in the Term, ABC|BNB Host Management shall not be responsible for the cost of property maintenance. 15) CAPITAL IMPROVEMENTS The expense of any and all Capital Improvements shall be borne by Owner(s). For purposes of this Agreement, “Capital Improvements” shall include the purchase of any fixed assets that materially add to the value of the property beyond the Term, and that do not constitute expenses associated with ordinary wear and tear or damage caused by ABC|BNB Host Management or any guest. In any case where ABC|BNB Host Management believes that a Capital Improvement is required during the Term, ABC|BNB Host Management shall provide prompt written notice to Owner(s) of the circumstances requiring such Capital Improvement. If, having attempted to contact Owner(s), ABC|BNB Host Management has not received a response from Owner(s) within twenty four (24) hours, and resolution within forty-eight (48), or the property is being occupied by a guest and the ABC|BNB Host Management deems the issue must be resolved immediately, ABC|BNB Host Management shall have the right to deem it an “Emergency Repair.” If an Emergency repair is required, ABC|BNB Host Management shall have the right to make such Emergency Repairs or contract a third party to make such Emergency Repair. Emergency repairs shall be capped at $1500 OR an amount agreed by the Owner(s). Owner(s) shall reimburse ABC|BNB Host Management for out of pocket expenses in connection with making any Emergency Repair. 16) PETS Pets ARE NOT allowed on the premises during the Term. 17) BUILDING INSURANCE Owner(s) will maintain an appropriate comprehensive building insurance policy. Owner’s building insurance policy shall provide cover for permanently attached fixtures and fittings, solar panels, fences, gates, garages and sheds. If the property becomes unavailable due to a natural disaster event, major repair, or other reason, ABC|BNB Host Management shall be entitled to the 20% Management Fee, for any insurance claims by Owner(s) that leads to recovery of accomodation income on displaced reservations. a) ABC|BNB Host Management, also takes out the following Home and Contents insurance coverage; Theft by tenant, Damage by tenant, $20,000,000 ($20M) Public Liability, Accidental Damage all for your peace of mind. 28

18) KEYS AND ACCESS CARDS All keys and other access cards provided by Owner(s) to ABC|BNB Host Management shall be returned to Owner(s) at the conclusion of the agreed Term. During the Term ABC|BNB Host Management may install a keyless lock system on home at ABC|BNB Host Management expense. 19) ASSIGNMENT Except as may be expressly authorised herein, neither this Agreement nor any rights granted hereunder may be sold, assigned or transferred by either Party in any manner, without the prior written consent of the other Party, which consent shall not be unreasonably delayed, conditioned or withheld. Notwithstanding the foregoing, either Party may assign this Agreement or its rights or interests hereunder. (a) To any of its commonly-owned affiliates, or (b) In connection with any merger, acquisition, corporate reorganisation, sale of all or substantially all of its assets or equity securities or any other similar transaction; provided, however, that in the case of any assignment by a Party pursuant to clause (a) above. (c) No such assignment shall relieve such Party of its obligations under this Agreement. 20) INDEMNIFICATION Owner(s) shall indemnify and hold harmless ABC|BNB Host Management, ABC|BNB Host Management officers, directors, employees, and affiliates from and against all claims, suits or actions for damage to the property or injury to persons by reason of any cause whatsoever either (1) in or about the property or (2) resulting from actions taken under the express or implied directions of the Owner(s). Except to the extent that such claims or liabilities arise from the gross negligence or wilful action or inaction of ABC|BNB Host Management. 21) GOVERNING LAW The rights and obligations of the Parties shall be governed by and interpreted in accordance with the internal laws of the State in which the property is located, without giving effect to any conflict of law principles thereof. 22) DISPUTES Either Party may not commence court proceedings relating to any dispute, controversy or claim arising from, or in connection with, this Agreement (including any question regarding its existence, validity or termination) (Dispute) without first meeting with a senior representative of the other Party to seek (in good faith) to resolve the Dispute. If the Parties cannot agree how to resolve the Dispute at that initial meeting, either Party may refer the matter to a mediator. If the Parties cannot agree on who the mediator should be, either Party may ask the Law Society or Law Institute, as applicable in the Jurisdiction to appoint a mediator. The mediator will decide the time, place and rules for mediation. The Parties agree to attend the mediation in good faith, to seek to resolve the Dispute. The costs of the mediation will be shared equally between the Parties. Nothing in this clause will operate to prevent a Party from seeking urgent injunctive or equitable relief from a court of appropriate. 29

23) SALE OF PROPERTY Owner(s) shall not sell the property or allow the property to go into foreclosure or otherwise allow for any transfer of title to the property during the agreed Term. If Owner(s) must sell or forfeit its interest in the property, then Owner(s) shall obtain the written agreement of any buyer that all confirmed or tentative reservations for the property existing as of the date of the sale will be honoured, and that the buyer will assume all of Owner’s rights, duties and obligations hereunder and continue this agreement in effect after the date of the sale. 24) RELATIONSHIP OF PARTIES This Agreement is intended to create an independent contractor relationship and is not intended to create any other relationship, including any partnership, franchise, joint venture, agency or employment relationship. 25) FORCE MAJEURE ABC|BNB Host Management will not be liable for any financial loss , damage, delay or failure to perform in our obligations under this Agreement, If any unusual or unforeseeable circumstances (a “force majeure event”) occurs, it is beyond the control of ABC|BNB Host Management. 26) SEVER-ABILITY WAIVER If any portion of this Agreement is held invalid, the other portions will be deemed valid, and so far as is reasonable and possible, the intent of the Parties hereto will be given full effect (even in the parts deemed invalid). 27) CONFIDENTIALITY Each Receiving Party agrees: 1. Not to disclose the Confidential Information of the Disclosing Party to any third party; 2. To to use all reasonable endeavours to protect the Confidential Information of the Disclosing Party from any unauthorised disclosure; and 3. To only use the Confidential Information of the Disclosing Party for the purposes for which it was disclosed or provided by the Disclosing Party, and not for any other purpose. The obligations in clause 27, do not apply to Confidential Information that; 1. Is required to be disclosed in order for the Parties to comply with their obligations under this Agreement; 2. Is authorised to be disclosed by the Disclosing Party; 3. Is in the public domain and/or is no longer confidential, except as a result of a breach of this Agreement; 4. Must be disclosed by Law or by a regulatory authority, including under subpoena. 5. Each Party agrees that monetary damages may not be an adequate remedy for a breach of this clause. 6. Each Party is entitled to seek an injunction, or any other remedy available at law or in equity, at its discretion, to protect itself from a breach (or continuing breach). 7. This clause 27, will survive the termination of this Agreement. 30

28) TERMINATION This Agreement shall remain in effect throughout the Term until terminated by either Party pursuant to this Agreement. This Agreement may be terminated by Owner(s) or ABC|BNB Host Management only upon a breach by the other Party of this Agreement that is not cured within ten (10) days’ written notice of such breach is provided. However, if guests are occupying the property under a valid short term rental and are not in violation of such short term rental agreement, then this Agreement shall not be terminated until the earlier of such date, as the guests vacate the property. Whenever Owner(s) notifies ABC|BNB Host Management of any breach of this Agreement by ABC|BNB Host Management, or Owner’s intent to terminate this Agreement, ABC|BNB Host Management may not extend short term rental with any guest who is currently in possession of the property. 1. This Agreement may be terminated by either Party if applicable law prohibits any rental of the premises in the manner contemplated by the Parties, or other material changes occur preventing such rentals. 2. Upon expiry or termination of this Agreement: ABC|BNB Host Management will immediately cease providing the Services; 3. Owner(s) agrees that any payments made to ABC|BNB are not refundable, and Owner(s) agreed to pay for all Management Services provided prior to termination, including services which have been provided and have not yet been invoiced, and all other amounts due and payable under this Agreement; and pursuant to clause 28 (1). 4. If this Agreement is terminated by the Owner(s) before the agreed end of Term date, Owner(s) further agrees to pay any Loss of Management fee earnings to ABC|BNB Host Management. Loss of the 20% Management fee, will be calculated and pro rated, on the months average of accomodation earnings from the (“STRP”) short term rental platform. This will be fairly calculated and prorated from the date of termination, to the agreed end of date on this agreement . Any additional costs arising from, or in connection with, such termination will also be taken into consideration of proration earnings. 5. ABC|BNB Host Management will retain your documents (including copies) as required by law or regulatory requirements. Your express or implied agreement to this Agreement constitutes your authority for us to retain or destroy documents in accordance with the statutory periods, or on expiry or termination of this Agreement. 6. Termination of this Agreement will not affect any rights or liabilities that a Party has accrued under it. 7. If neither of the above clauses do not apply, either party may terminate this agreement with 30 days written notice. 8. This clause 28, will survive the termination or expiry of this Agreement. 29) ENTIRE AGREEMENT This Agreement constitutes the entire agreement of the Parties and supersedes all prior communications, understandings, and agreements relating to the subject matter hereof, whether oral or written. 31

30) COUNTERPARTS; ELECTRONIC SIGNATURES This Agreement may be executed in multiple counterparts, each of which will constitute an original and all of which will constitute one agreement. The Parties agree that they will accept signature by electronic transmission in portable document format (PDF) in lieu of original signatures and that this Agreement will have the same binding and enforceable effect with electronic PDF signatures as they would have with original signatures.
