GENERAL QUESTIONS CAN YOU HELP ME TRANSITION FROM ANOTHER MANAGEMENT COMPANY? -Yes, we will review your current management agreement(if there is one) to see how much notice you must give to your current company. We have a draft letter you can use to let them know you will be transitioning to us and we will work with them to smoothly transition the management. DO YOU DO CHECK ON THE PROPERTY?  -Yes, at the minimum we have scheduled formal monthly checks of the property (reports can be viewed online).Typically we are on site at least once a week for walk throughs.WE HAVE BEEN MANAGING  THE ASSOCIATION, WHY SHOULD I PAYSOMEONE TO MANAGE?-Being a trustee/property manager is another full time job and youdeserve to enjoy owning your property rather than having to run it.CAN YOU HANDLE COMMON AREA REPAIRS AND CAPITALIMPROVEMENTS?-Yes, we have a general contracting division with on staffhandymen on staff. For larger capital improvements we have theexperience and knowledge to ensure projects are properly quotedout and completed.

FINANCIAL QUESTIONS WHAT IS THE MANAGEMENT FEE?-Depending on the size of the building we range from $40-$50 perunit/month this is negotiable with larger propertiesARE THERE ANY OTHER FEES (CANCELLATION, RENEWAL,MARKETING, ACCOUNT SETUP)?: 5% upcharge of any outside vendor bills above $1000(for facilitation and coordination of vendors and tenants) Currently $65/hr($97.50/after hours/weekend) for any on site required visits(i.e emergencies or scheduled deliveries or requested by you) Currently $75/hr+materials for most on staff handyman repairs(no 3% added)ANY FEES FOR CANCELLATION OR SETUP? -There are zero fees for cancellation OR account setup.WHAT PAYMENT OPTIONS ARE AVAILABLE FOR CONDO FEES: ACH(Automatic withdrawal) Coupon books(to mail checks) Online payments

FINANCIAL QUESTIONSWILL YOU LEGAL COLLECTION OF OWNERS WHO OWE MONEY?-Yes, our company has attorneys (fees may apply) who specialize inthe collection of condo fees not being paid. Any legal, relatedcourt fees will be added to the owner's ledger.ARE SNOW REMOVAL, LANDSCAPING AND CLEANING INCLUDINGIN MY MANAGEMENT FEE?-No, unfortunately they are not. However, we can obtain quotes andcontracts for these services. Since we manage a large amount ofproperties we are able to negotiate preferred vendor rates for yourassociation.DO YOU DO ANYTHING END OF YEAR TO HELP ME FILE  OUR TAXES?-Yes we can have an accountant file your yearly returns for anominal charge.

COMMUNICATION & COMPETENCE HOW MANY CONDO ASSOCIATIONS DO EACH OF YOUR PROPERTY MANAGERS HANDLE? -We limit the amount of properties a property manager handles to no more than 10 associations ensuring your building gets the attention it deserves.HOW MANY PROPERTIES DO YOU MANAGE?-We currently manage over 500 properties in Greater Boston.HOW DO YOU MANAGE SO MANY PROPERTIES AND HOW CAN YOUMAKE SURE MY PROPERTY GETS ATTENTION?-We have a large and well trained staff that is committed to opencommunication that believe that every property is equallyimportant.DO YOUR PROPERTY MANAGERS HAVE CAI(COMMUNITYASSOCIATION INSTITUTE) ACCREDITATIONS?-Yes, our property managers have CMCA and/or AMS designations.DOES YOUR COMPANY CARRY INSURANCE?-Yes, we carry general liability, directors and officers and errors andomission insurance.
