1. SIGN THE LISTING AGREEMENT Upon executing your listing agreement, we will begin the process on our end to list your home and start preparing our marketing efforts to get you the highest possible price for your home. 2. YOUR PERSONAL COORDINATOR You will receive a call from your personal listing coordinator who will go over all critical information about the property. This includes reviewing instructions and time frames for showings and the best way to provide feedback to you. This person will be in charge of the day to day activity of the property. 3. PREPARATION / PRE-MARKETING In order to effectively market the property, we will need to schedule professional photos, install a for sale sign and lock box for agent access, and coordinate broker tours. All things that are necessary to effectively market your home and get you the highest price on the open market. T H E J A S O N M I T C H E L LG R O U P. C O M 3

4. LISTING THE HOME Your personal listing coordinator will communicate with you when your home has officially been listed on the market. In addition to being listed on our Realtor MLS, it will be posted to hundreds of major home search websites like Zillow, Trulia, and Realtor.com. 5. MARKETING Once we have hit the open market, our marketing efforts will be put into action by our office. This includes printed material to be left at the home, social media campaigns, and syndication to all major search sites. Please review our listing presentation which outlines our reach and the efforts behind selling your home. 6. SHOWING / FEEDBACK Your personal listing coordinator will assist with coordinating showings and provide you with feedback from buyers and agents who have toured your home. 4 JASON MITCHELL REAL ESTATE

7. OFFERS / NEGOTIATIONS It’s critical that once we have an interested party, a negotiations expert steps in to ensure we can put together the best possible deal for you, our client. This is when your real estate professional will come back into play in order to solidify the deal. They will communicate all terms of the offer and advise you on the best options to move forward. 8. OPENING ESCROW Once a deal has been agreed to and consummated, our office will open escrow on your behalf. This will take the home off the market and inform all parties to the transaction (lender, title/escrow, realtors) that we are under contract. The escrow process typically takes around 30 days depending on the time frames agreed to in the contract. 9. INSPECTIONS As part of the escrow process, the buyer will most likely engage in a home inspection. A professional inspector will come to your home and preform a routine home inspection. The time frame may vary, but plan on 3-4 hours. From here, the buyer will submit a notice for any items they disapprove of that may need to be repaired or replaced. Your agent will review these items with you and make recommendations for how to respond. T H E J A S O N M I T C H E L LG R O U P. C O M 5

10. CLOSING Once past inspections, an appraisal will be completed to confirm the value of the home, and the title on the home must cleared. Once all of theses have been completed and the buyer receives final approval for their loan, we will be ready to close on the property. In the week prior to the closing date, you will have an appointment with the escrow officer at the title company to sign all of the closing documents (loan payoff, deed of trust, etc). You can sign at their office or we can arrange for a mobile notary if needed. On the close of escrow date, the sale will be recorded with the county and the buyer will officially be the new homeowner. Congratulations! 6 JASON MITCHELL REAL ESTATE
