Concession in ROI for Housing Loan borrower in Car Loan & Education Loan. 1) Maha Super Housing Loan – for construction / acquiring of new or existing house/flat and extension of existing house/flat Sr. Particulars Scheme guidelines No. ➢ For construction/ acquiring new or existing house/ flat not older 1. Purpose than 30 years. 2. Eligibility ➢ For Purchase of residential flat under construction /ready directly from the builders/ developers/society/other agencies/Development authority. ➢ For extension (additional construction) in the existing house/flat ➢ Takeover of existing Housing Loan accounts of the applicants under standard category availed from other Banks / Housing Financial Institutions Individual salaried employees / self-employed professionals / Businessman / Agriculturist 3. Eligible of Maximum loan amount will be lowest of loan amount assessed on Quantum the basis of Loan ➢ Permissible Deduction norms 4. Purpose ➢ For repairs/renovation/alteration of existing house/flat for new standalone borrowers on an unencumbered house property 2. Eligibility • For Salaried: Rs.3.00lakh (last year income) - Minimum past 2 year ITR/Form 16 from the Employer is Mandatory. • For Self-employed Professionals: Rs.3.00lakh (as per last year ITR income) - Minimum past 2 year ITR with supporting documents are mandatory. • For Businessmen: Rs.3.00lakh (as per last year ITR income) - Minimum past 3 year ITR with supporting documents are mandatory. • For Persons engaged in Agriculture & Allied activities having ascertainable Minimum income of Rs.3.00lakh. 3. Eligible Quantum a) 100% of the actual cost of of Loan repairs/renovations/alterations b) Maximum Quantum : Maximum up to 25% of the realizable value of the property based on the latest valuation report not older than 3 months c) *Lower of (a) or (b) The income of son, daughter, sister, brother, along with the spouse can be taken for deciding the quantum of loan and 7|Page

Retail Credit Department Maha-Bank Top up Loan Scheme 1. MAHA BANK TOP UP LOAN SCHEME FOR REPAIR/ RENOVATION/ EXTENSION/ FURNISHING” S.No Particulars Scheme guidelines 1. Purpose ➢ Top-up Loan Scheme for existing housing Loan 2. Nature of Borrowers of our Bank Facility ➢ Takeover of existing housing loan of other banks and 3. Eligible Quantum ➢ Term Loan Loan ➢ Existing/Take over Housing loan borrowers (without deviation/ restructuring/rephasement) with minimum 18 months standing (12 months in case of Take over Loans) where repayment commences w.e.f. next month of disbursement and in standard category. ➢ Existing/Take over Housing loan borrowers (without deviation/ restructuring/rephasement) with minimum 24 months standing including moratorium (maximum 18months) and in standard category. ➢ Old Housing Loan borrowers (Regular and Standard only) of our bank who have repaid and closed their existing housing loan, for maximum repayment tenure of 180 months. ➢ Minimum cut off CIBIL score is 700 (for Take Over Loan) ➢ For existing/old housing Loan Borrowers of a) 100% of estimated cost of repair/renovation/furnishing of house Or b) Overall LTV (Loan to Value) should not be more than 75%. Retail Credit Department Take over Guidelines for Home Loan Eligibility Criteria for loan takeover facility ➢ Borrowers who want to avail this loan takeover facility should meet the basic eligibility criteria for availing home loans as per above guidelines. ➢ The borrower must have paid interest and installments of the existing loan regularly as per the existing bank’s terms and minimum satisfactory repayment period for last 12 months is available. ➢ The borrower must have all valid and relevant documents evidencing the title to the house/flat. ➢ Minimum Cut off CIBIL score 700 ➢ ZLCC of ZM can consider CIBIL score of within the range 650 to 699 for Takeover Loans on case to case basis, on merits. ➢ Moratorium Period must have been completed with existing lender ➢ Satisfactory Repayment behaviour of the Borrower (NO EMI default in last 12 months) Note: Loan request for takeover of Housing Loan for Non-Salaried Self-Employed Professionals and Businessman can be sanctioned by CM and above branches subject to delegated sanctioning powers. In case of others it will be considered by ZLCC of ZM Tenor: • Home Loan – Maximum - 360 Months • TOP up Loan- Maximum 180 Months or Residual period of Existing Top up Loan. Maximum repayment period may be allowed up to the remaining (after deducting the enjoyed tenure with the existing bank) of the maximum permissible repayment period as prescribed under the “Maha Super Housing Loan scheme 1. Takeover of home loans from other Banks/FIs CPCs/Branches may entertain proposals of takeover of Home Loans outstanding with Scheduled Commercial Banks (SCBs) including Private and Foreign Banks/FIs/ Housing Finance Companies (HFCs) registered with National Housing Bank (NHB)/Borrower’s employers if they are Central/State Govt. or their undertakings or Public Sector Undertakings, subject to the following: a) Due diligence should be carried out on the borrower and the seller (e.g. builder). They should satisfy the eligibility criteria for availing Home Loan as per the extant instructions of the Bank. b) The borrower should have serviced interest and/or instalment of the existing loan regularly, as per the original terms of sanction. c) The borrower has valid documents evidencing the title to the house/flat 2. Retail Credit Department A) MPBF as per the LTV ratio stipulated by the Reserve Bank of India is as under: For ready to move/completed properties, LTV ratio will be calculated on realizable value as per the latest valuation report (If the Project is approved by our bank then valuation is not required, we can take Registered Value as value of Property. In case of Flats / Houses if the existing bank has taken valuation from our approved valuer then a link letter certifying the realizable value of the property from the same valuer is sufficient and valid to get the present realizable value of LTV purpose The existing Loan details to be verified by Credit Information Report (CIRs) and there should not be any overdue. B) Take over with sanction of Higher Loan Amount & extended Repayment period: At the time of the takeover, the sanctioning authority, based on the merits of the case and requirements/ eligibility of the borrower, may sanction an amount higher than the amount taken over from other bank/ financial institution for purposes of renovation/ extension/ furnishings. Similarly the sanctioning authority may also extend the repayment period beyond the period sanctioned by the other bank/ financial institution provided that at all times the criteria regarding maximum permissible finance and security margin under the Bank's scheme are not diluted. C) Takeover of Top-up Loans • Outstanding in the Top-Up Loan (for other purpose) already availed in earlier financial institutions should be taken only under our “Top-up Loan scheme” for other purpose only simultaneously with the Takeover of Home Loan, subject to a maximum permissible LTV Ratio of 75% and compliance to the norms stipulated under our Top- up Loan Scheme. • Takeover of Home Loans along with the Top-up Loans is permitted from the present lenders, subject to compliance of the undernoted stipulations: i) Both the Home Loan and Top-up Loan account should be regular and ‘Standard’ since inception or for the last two years, whichever is earlier, in the books of the present lenders. ii) The possession of the residential property should have been taken by the borrower and a valid mortgage should have been created in favor of the present lender. (Takeover of Top-up loan is not permitted for properties under construction). iii) Only the loan outstanding with the present lender should be taken over and no cash disbursement or reimbursement of the investment made by the borrower should be permitted under any circumstances. D) Procedure for Take over • The borrower should give to the branch a request letter for paying to his existing lending bank / financial institution the outstanding amount of his loan by debit to his loan account. The branch/CPC is required to receive the following documents to process the takeover loan proposal: ✓ copy of arrangement letter (Sanction Letter) 14 | P a g e

Retail Credit Department ✓ certificate issued by the existing Bank/HFC listing the details of Security documents deposited by the borrower ✓ Statement of account for the last twelve /Six months with outstanding Loan amount. • Foreclosure letter from existing lender will be obtained after execution of loan documents and before disbursement of loan. Also, the loan amount may be determined on the basis of current outstanding balance reflecting in the Home Loan Statement of account, plus interest chargeable till the expected date of closure of the account with the current lender. • The names of the borrowers/ directors /guarantors should not be appearing in the caution list / defaulters' list of RBI / ECGC / IBA /CIBIL/ Credit Information Companies. • Confidential Reports/NOC/Credit Report from the existing Bankers shall not be insisted upon at the time of sanction of credit facilities. However, Statement of a/c for minimum last 1 year and a certificate with the content that a/c is regular with no default and Asset classification is standard may be called from the existing banks. • Disbursal must be effected only subject to the above information being found satisfactory and completion of formalities as regards (a) obtaining Agreement to create Mortgage, (b) execution of Power of Attorney, (c) obtaining interim security and (d) execution of the required loan documents. • It is to be ensured that required formalities of security creation (consent letter & POA to mortgage be obtained from the borrower to mortgage) including documentation are completed before releasing the facilities/advance. Authorized officer must ensure that charge will be created with CERSAI immediately after disbursement and it should be compliance with SARFAESI Act. • As far as possible in case of takeover of accounts no deviations from the takeover norms for Retail Loans and / or Lending Policy guidelines may be permitted. • In all such cases, the original title deeds should be obtained directly from the transferor Bank/FI within the shortest possible time and the Equitable Mortgage formalities should be completed within 30 days of disbursement of the loan. • On receipt of the title deeds, etc., the bank must apprise to the borrower, in writing, the details of the documents/ securities received from the other bank/ financial institution in order to avoid any legal complication later on in case some of the documents/ securities are not received from borrower's earlier financer. • Advocate report be taken in Bank’s format. After getting original Title deed with chain deed/s from the present Bank, the same should be verified with certified copies through Advocate in panel / Law officer. 15 | P a g e

Purpose ➢ For meeting various personal needs like Children's Education, Marriage of Children, Medical treatment, Travel/ Tour expenses, buying vehicle or hi-tech gadgets, other domestic needs etc. ( Approved as per prevailing lending policy ) 2. Nature of Facility ➢ Term loan/ OD Facility 3. Eligibility ➢ Permanent Employees of Central/ State Govt. /Public Sector Undertakings (PSUs) (including Schools/ Colleges/ Educational Institutions), and Individual Businessmen, professionals and Self-employed individuals who own residential property/ commercial property /or building in his/her own name which are unencumbered and under self-occupation. 4. Purpose of loan ➢ To cater to the requirements of meeting personal expenditure of varied needs like marriage, higher education, medical emergencies, business travel etc. 2.
