Tony Valentine President’s Message INSIDE THIS ISSUE I would like to thank all the homeowners that voted at our Annual Meeting on February 27, 2023. Notices.................................................18 Your concern and caring for your community is apparent since we had over 50 applicants for committees. 2 | Spring 2023 While these first few months have been challenging, it has been greatly satisfying to be able to identify problems and issues in our community, help homeowners and with feedback from neighbors we are hoping to address these items in a timely fashion. The wheels of progress and change move slowly but all good things take time, and we will get there together. The Board is investigating new systems such as Zoom meetings for all Board meetings, a system for surveys to gather input from homeowners, a redesigned and re-vitalized website that show the greatness of Lake Charles and in general, putting new sets of eyes on issues that need to be corrected or upgraded in our beautiful community. Of course, this all takes time and money, and we are being quite careful about how we spend your money to get the best value. Innovative, new, “outside of the box” thinking will save all of us money. A&P Painting and Pressure Washing and Affordable Pressure Washing have agreed that for any roof cleaning performed in Lake Charles, their companies will pressure wash the sidewalk in front of your home at NO CHARGE. This used to be included only when the homeowner contracted to have their driveway cleaned. In the long run, this will save money for our association when we contract to have the remainder of Lake Charles sidewalks pressure washed. The Board is in discussions with Culpepper and Terpening, Inc, our engineering firm, to discuss their plans for widening the entrance of Lake Charles. This will be a costly project and one that we anticipate will be an unavoidable annoyance to our homeowners should we proceed but one that I feel will be necessary to undertake before the widening of California Boulevard begins. Rest assured that the Board is examining every aspect to check and double check the feasibility of this massive undertaking at this time. The new Board continues to make steady progress while keeping a sharp eye on budgetary constraints. Thank goodness that since we have returned to a live guard with Trident Security, we have not seen any backups at the front gate and Trident has been wonderful in adapting to their new role here.

The First Service Residential staff will now be on site on Fridays before holidays Lake Charles HOA from 9am-4pm and will be available for evening and weekend hours by Board of Directors appointment only for those residents that need that service. As many of you know, Rachel Rosas earned her CAM license and resigned prior to President the election. Tony Valentine In addition, our previous Property Manager, Erik Nikolah Turner, resigned from First Service and his last day of service to the Lake Charles community was on Vice President March 17, 2023. I want to personally thank Erik for his years of dedicated service Terry Garrity to our home-owners and wish him well in his new career in real estate. Please join me in welcoming our new Property Manager, Lisa Cannon. Lisa has Treasurer over 25 years of experience in community management. We are truly blessed that Michael Estes she became available to accept this position. Please stop by the office to introduce yourself to Lisa. Secretary In addition, First Service has hired Donna Martinez to greet homeowners at the Joe Alice reception desk in the office. Please welcome her to our community. We would like to congratulate Vilma Serrano who has just passed her CAM Director (Community Association Manager) exam and has been promoted to the position Tony Iaquinto of Property Manager at another First Service property. We wish her the best and thank her for all of the service she brought to the community. We would like to FirstService Residential welcome Jonathan Luisi as the new APM. Jonathan has over 3 years in community Property Management management experience, and we look forward to the services he will bring to the community. Property Manager I had the wonderful opportunity to attend two Happy Hours, along with Vice Lisa Cannon President Terry Garrity. This monthly event is one of many that are organized by our Special Projects com- Assistant Mgr mittee by Co-Chairpersons Joanne Vandenberg and Ann Preston. If you have not Jonathan Luisi been to one of these events it is one of the most enjoyable, relaxing evenings that I have experienced. It was a pleasure to meet neighbors that have been here for Admin Assistant years and some that have recently joined our wonderful community. As a Director Donna Martinez on your Board and a fellow neighbor, I will be attending many more of the Special Projects Events and I hope to see you there as well. Maintenance While I was unable to attend the Food Truck Event or the Easter Egg hunt, I was Keith Peraino informed that both events were very well attended, and everyone enjoyed a won- derful time together. 4 | Spring 2023 Treasurer’s Message Dear Lake Charles Residents, I hope you and your family celebrated a great Easter holiday and enjoyed a relaxed weekend. As we continue to experience high costs with food, supply shortages, and inflation we continue to adjust our lifestyles and how we live everyday. High prices have also impacted our vendors with everyday items such as gas and labor costs and are sure to con-tinue increasing. The board members are diligently reviewing the budget for potential savings as we have already seen cost increases climb through many important areas of the operating budget. There are few projects planned for 2023 such as the widening of the front gate entrance from One lane to two lanes, seasonal landscape updates and potential landscape projects utilizing perennial plants to reduce costs in the future. The manned guard continues to go well with less complaints and little backup. We continue to seek new ways to reduce costs, while at the same time leverage new technologies to maintain the high service level expected by each Lake Charles resident. On a solid financial foundation, the budget for the remaining year will be very tight. 8 | Spring 2023 A Message from Management Hello Lake Charles Residents, I am so excited to join Lake Charles Association as your new Community Manager. Over the past few weeks I have enjoyed getting to know each of you. I am looking forward to meeting more residents in the following weeks. Just a few reminders that if you have any landscaping concerns, please call the office and request a work order. Try and avoid speaking with the landscaping staff. We need to follow protocol so we can track the work orders. The 2022 audit has been completed, if you would like a copy of the audit, you can log onto the website at lakecharlesslw.com or contact the office for a copy. Monthly inspections throughout the community have begun with the new management staff. With the recent heavy rains, some of the roofs are moldy and need to be cleaned. Two vendors have offered to clean your sidewalk in front of your house for free if you have your roof cleaned. Call the office for more information on these vendors. On May 8, 2023, Jonathan Luisi, Assistant Community Manager has joined our team. Jonathan has over 3 years in community management experience. DonnaMartinez joined the team in late March with over 20 years of customer service. We are all excited to be working in your beautiful community. Please stop by and introduce yourselves to the team. They pick up garbage, recycling and the committee. However, there were only 4 yard waste every Wednesday.
