1. BUSINESS DETAILS AND LOCATION Pests are out in force and so is Program Pest Management at Cleveland QLD. Termites, Cockroaches, Rodents, Fleas, Spiders, Wasps, Ants, Silverfish, Carpet Beetles & Moths, no matter what the Pest problem is Program Pest Management has them covered. Established 10 Years ago the business has grown to become a leading Pest Management Operator. Servicing Residential Houses, Commercial Properties, Schools, Colleges, Hospitals, Nursing Homes & various Real Estate Property Managers, they are at the forefront of Pest Management. Operating from a well appointed headquarters in Cleveland the business is fully accredited and licensed with full insurance. Currently there are 4 Pest Control Technicians operating and Management is planning to expand its operations throughout Queensland with Technicians in Cairns, Townsville, Rockhampton, Mackay, Gold Coast & Hervey Bay. Global Forecasts are predicting the Pest Control Market to grow to almost $30 Billion USD by 2026. HOURS OF OPERATION - Monday - Friday 7am to 5pm; Saturday 7am to 2pm. LOCATION – Cleveland is a suburb of Brisbane and is just a 40 minute drive from the City. 2. BUSINESS OWNERSHIP The present owner set up and has operated the business since 2013. The owner is seeking a sophisticated investor/partner to aide with the expansion of the business throughout Queensland and development of an RTO Training facility. Page 4 of 12

3. PREMISES AND LEASE This business is operated from premises at 43 Enterprise street Cleveland. It is a double story premises and consists of a reception area, multiple office rooms across both stories, Training room, call centre and a very professional Board/Meeting room. Plus 2 toilets and a kitchen. The area of the total premises is approximately 300 m2. A lease is in place and commenced on 1st August 2022 for a term of 4 years plus an option for an additional term of 5 years. Annual rental $52,000 plus GST. 4. BUSINESS INCOME AND SERVICES The business has the following income streams:-  Pest Management  Termite Inspections  Termite Barrier Installations  Commercial operations Please note the Pest Control services offered can only be carried out by qualified Technicians. 5. TEAM MEMBERS The staffing is currently comprised of the owner, Qualified Technicians x 3, Office Manager/Receptionist. 6. 8. BUSINESS FINANCIALS Financial information will be provided upon further interest being shown. Revenue in 2021/22 was $748,200 and net profit with addbacks was over $270,000. This equates to outstanding revenue Growth of 109% from 2021. Revenue for 2022/23 is continuing to grow strongly. With the assistance of a sophisticated investor/partner at the asking buy in/investment price (see section 13), 2023/2024 Revenue is forecast to grow to over $2,700,000.
