Wisenbaker Estimating Manual Estimating Manual About EstimatingOverviewWelcome to Estimating! The Estimating departming is driven by a Quality Control Process System consisting of 4Phases. A entire plan estimate, from start to finish, goes through this phase system. The phases are:Phase 1. ValidationA Validator reviews request forms/issues received from Account Managers and determines if all the necessaryinformation provided is in order to complete an estimating issue. A Validator also reviews the spec sheets and floorplans to ensure that there are no items needing to be questioned that could delay the estimating process.Phase 2. Base PlanAn Estimator in Phase II (Jr. Estimator) creates the background in Photoshop, uploads the background into VEO,draws the base plan flooring & walls, drops in fixtures, draws in counter-tops, estimates blinds, and create the walltile numbers using the wall tile tool.Phase 3. Options & ExportAn Estimator in Phase III reviews drawings completed by phase II and continue the estimate by creatingArchitectural Option Areas on the base plan. These areas are then copied over the architectural options and editedto reflect changes occurring in each AO. The AO’s are maintenanced for export and all AO combinations arevalidated for accuracy then exported to Echelon Estimating.Phase 4. Quality ControlAn Estimator in Phase IV reviews all notes pertaining to the issue or plan, reviews the estimate to ensure that alllisted options are accounted for. This includes any \"to ceiling\" options, and etc. Ensures all labor lines are accountedfor and are correct. If something needs to be corrected, they send it back to the phase that person missed. You will beutilizing several programs along with some basic mathematic skills to complete an estimate. Import the background into Veo. 5. Scale background. 6. Save Immediately. 7. Begin drawing the plan. 8. You will only be drawing the following in this order q Base plan q Walls for Flooring q Cabinets q Doors q Openings q Plumbing q Flooring exclusions q Countertops q Blinds q Wall tile. 1. Add any notes to the review form under Phase 2, as well as in iConnect. 2. Add any files or emails to the city folder. 3. Create the next Phase 3 issue. 4. Sign off on your issue.Phase 3 - Options 1. You will receive an issue for Phase III/Phase III Address Specific. 2. Mark your start time. 3. Look over all notes in the review form and pull up the plan and spec. 4. Phase III checks Wall tile (base) and draws Options for the plan. 5. If there is something that the Phase II team member missed please let them know. If it is a quick easy fix, fix it. If it is major, please have them correct it. 6. Once complete you will export the plan and complete all data entry in Echelon Estimating. 7. Be sure to look through your plan completely. 8. Wisenbaker Estimating Manual Plan Estimate PhasesPhase 4 - Quality Control 1. You will receive an issue on the schedule. 2. Look over all the notes on the review form and pull up the plan and spec. 3. You will be looking over the estimate to make sure that all listed options are accounted for (what’s listed in the review form, plan, and per spec opts). This includes any “to Ceiling” opts, etc. 4. Make sure all labor lines are accounted for and are correct. 5. If something needs to be fixed, please email back to team member that needs to fix it. 6. Price plan (unpublished) and make sure there are no errors via the pivot table. 7. If everything is correct, reprice the plan (publish). 8. Check pricing on the portal. 9. Sign off on your issue and then go to the original issue (if there is one) and assign to Gaby and cancel the issue.If any of the team members see something that the Validation Team member or any other member of any team might have missed, please do not hesitate to let them know for the future. By creating the background, we manually merge afloor plan along with its elevations and options onto a single page canvas to upload into Veo. To get started, open the planfile that you need for your estimate. Begin going through all the pages and notate the pages you need in order to create thebackground. Wisenbaker Estimating Manual Cabinets How to Place CabinetsGetting StartedDrop in cabinets using the cabinet templates or freehand for irregular angles and shapes and adjust the size accordingly.Aside from estimating cabinets alone, placing cabinets excludes flooring materials beneath it.InstructionsStep 1. Click on the Cabinets Tab, and select your cabinet template.Step 2. Cabinet Rule: Do not adjust or extend the Square Cabinet Template. Wisenbaker Estimating Manual Countertops How to Draw CountertopsGetting StartedThe countertop template sets are under the Countertops tab on the Main Menu.Key Information q Spec will specify if Countertops are to be lump summed. q If the countertops are to be lump summed, the sub-area is to remain as Countertop. If not then it must be changed. (i.e., Seat, windowsill, tub deck…) q Also make sure to change the descriptions if necessary. q All vanities need to have the word “Vanity” in the description. q Kitchen countertops will need to call out if the estimate is w/Range or w/Cooktop. q Curved Edges must also be adde to the description of a countertop. q Whenever there is a knee kick on the countertops, 2 dimensioners will need to be added to show the size over the overhang.Instructions Page 32 1. Wisenbaker Estimating Manual Countertops 1. Select a Counter Top Template from the dropdown menu. 1. Standard Countertop widths are 24” – Kitchen Ctop Template 2. Bath’s in most cases are 21” – Bath Ctop Template1. Place countertop in desired location 1. Countertops should automatically snap to the walls. Wisenbaker Estimating Manual Countertops1. Always place a Countertop Seam on countertops exceeding the 9.5ft length threshold. 1. Seams are never to be placed on a sink no dishwasher. 2. But seams can be placed on a cooktop. 3. The countertop’s color will turn a purple-pink fill, indicating that Seams are needed for thatcut. Wisenbaker Estimating Manual Countertops1. Remove/add overhangs and backsplashes. 1. Countertops will default to having the 4” backsplash (blue boundary line) on sides that touchthe wall boundary . 2. And defaults overhang edges on sides that are not touching the wall boundary 3. Countertop edges against walls or other fixtures are unfinished, EXCLUDING where thecountertop meets the refrigerator. 4. Exposed edges are “Finished” 5. Wisenbaker Estimating Manual Stairs How to Draw StaircasesGetting StartedStairs are drawn using the Stair Case tool under the “Structural” tab.InstructionsStep 1. Draw in the Staircase q When drawing in the staircase, draw it like you would drawing in walls. Begin at a corner, and trace around the outline of the stairs. Important notes below q Stairs are always drawn on the 2nd floor, its “properties” also defaults to the 1st floor, change it to 2nd. Occasionally, some plans will have a storage area under the stairs, if the Spec or the plan does not show an actual wall where the storage should end, then you would draw the storage to the 4th step. Check your interior elevations also to see if there is any indication of a wall. Otherwise leave the stair area empty on the first floor. q Always add a Step Opening on the first step at the 2nd floor after drawing. Position cursor at desired location of the support on the plan. 4. [Left-click] to place. 5. Resize the support as necessary by selecting and dragging the support boundaries. 6.
