PHASE LEVELS1.1 PHASE I: VALIDATION A Validator reviews request forms/issues received from Account Managers and determines if all the necessary information provided is in order to complete an estimating issue. A Vali- dator also reviews the spec sheets and floor plans to ensure that there are no items need- ing to be questioned that could delay the estimating process.1.2 PHASE II: BASE PLAN An Estimator in Phase II (Jr. Estimator) creates the background in Photoshop, uploads the background into VEO, draws the base plan flooring & walls, drops in fixtures, draws in counter-tops, estimates blinds, and create the wall tile numbers using the wall tile tool.1.3 PHASE III: OPTIONS & EXPORT An Estimator in Phase III reviews drawings completed by phase II and continue the esti- mate by creating Architectural Option Areas on the base plan. These areas are then copied over the architectural options and edited to reflect changes occurring in each AO. The AO’s are maintenanced for export and all AO combinations are validated for accuracy then ex- ported to Echelon Estimating.1.4 PHASE IV: QUALITY CONTROL An Estimator in Phase IV reviews all notes pertaining to the issue or plan, reviews the esti- mate to ensure that all listed options are accounted for. This includes any \"to ceiling\" op- tions, and etc. Ensures all labor lines are accounted for and are correct. If something needs to be corrected, they send it back to the phase that person missed. Post redlines, and price plan, and checks in the pricing portal.

This helps us determine who gets assigned rushed is- sues, if any. Management also may change the priorities.3.3 START TIMER Click the Start Timer button at the bottom of your issue to start timer, and stop it when you complete your issue. You may stop the timer if you have to take a break, or step away from your work area. Wisenbaker Estimating Official Training Manual3.6 REVIEW THE SPEC The Spec will show you all the information you need to estimate a plan, it is the Estimating Bible! Review each line item! Important Key items to look out for. What estimators miss the most! Spec Sheet Revision Page Tells you what changes (if any) has been made throughout the specs course. Plan & Community List Compare the information that is on your issue to this tab page, and ensure the infor- mation both line up. If one piece of information is wrong then either you have the wrong spec or something else is wrong; if that is the case get with your Lead. At the top of the page, you will also notice all the products we are estimating for that plan spec. Wall Tile Check your height standards. Also under Countertop Material look for the 4” splash. Keep that in mind for when you are dropping countertops later on whether to leave the 4” as it defaults to, or take it off (manually). Check for special notes. Countertops Check standards. If you need to lump sum the kitchen countertops or not. If it is checked, lump sum everything in that area. Flooring Check your standards for flooring. This page can also tell you how the cutoffs can go. Check to see if a rear entry needs to be added or not. (Bottom section of page). Window Coverings Check whether or not its standard. Once prompted; you only need to select the pages1 on the plan that you need for your estimate. Base house is to be place at the top left hand corner of the page, followed by the 2nd sheet to the right. Elevations need to be below its corresponding floor level. Wisenbaker Estimating Official Training Manual Determine what specification(s) is required by referring to issue to obtain the series. The plan could belong in multi- ple series and or specs meaning that each one plan could turn into multiple estimates based on the varying specifi- cations. [INSTRUCTIONAL VIDEO]3.8 UPLOAD BACKGROUND INTO VEO Open the Veo software. (Your Veo credentials are the same except your password; which is your username entered again.) Click the Veo icon or “file” in the top left corner of the window, and select “New”. Type in the builder name in the search box and click search icon. You will be selecting the builder through the Customer Selection box. Select your plan. The background should be plain white and not contain anything. Click the “Import Background Image” icon and select the background to the location where you saved your background to in Photoshop.3.9 SCALE PLAN Background must be scaled before plan can be estimated using the largest dimension line. Scale plan and recheck all elevations, 2nd floors and options to make sure they are to scale. There are some builders that have different scales on each page. To scale plan: Click on the set scale icon under “Background” tab >> Look for the largest dimension on the plan and set your scale to that. Start from one extension line and end on the other extension line. [INSTRUCTIONAL VIDEO]3.10 SAVING PLAN Go to “File” or the Veo Icon and select “Save”. The revision box should have Todays date (Revision Date2). Rev Description should have your initials. Wisenbaker Estimating Official Training Manual3.11 DRAWING WALLS Zoom into the floor plan by using the zoom tool at the top or scroll up/down on your mouse to zoom in/out; press down on the scroll wheel and hold it to pan around the plan. Right-click anywhere on the plan to bring up the shortcut menu and select “Wall”. If you have a square room, you can use the Room Structure tool also located in the shortcut menu. Start drawing the room at any corner but make sure the wall line is in the middle of the wall on the floor plan. To “close” off a room; right-click and select “Close Room”. For curved walls hold down “Shift” to allow free drawnig of the walls; disables snapping. When going to the second floor to draw, MAKE SURE you change the location to 2nd Floor or whatever floor you are about to draw. Veo does not automatically change it. And remember when starting on another plan, even though it’s a new plan you still change it back to 1st Floor. Room descriptions should be as similar to the floor plan as possible. If avaiblable, builder’s cutoffs must be followed. Make sure to label rooms the same as plan, and the location of the rooms are correct. rooms that are included with a main area do not need to have the description revised. Because no two rooms can be labeled the same, the main Living areas are estimated using the “None” sub area.Closests, Dessing Rooms, Pantries are should have the sub area changed. A rooms color will stay light blue until a sub-area that has not already been chosen, is cho- sen. Wisenbaker Estimating Official Training Manual3.12 DRAW IN STAIRCASE Stairs are drawn using the Stair Case tool under the “Structural” tab. Stairs are always drawn on the 2nd floor, its “properties” also defaults to the 1st floor, change it to 2nd. Wisenbaker Estimating Official Training Manual Spec or the plan does not show an actual wall where the storage should end, then you would draw the storage to the 4th step. Check your interior elevations also to see if there is any indication of a wall. Otherwise leave the stair area empty on the first floor. Always add a Step Opening3 on the first step at the 2nd floor after drawing.3.13 DRAW DOORS To draw doors bring up the shortcut menu and select “Door”. When drawing in doors, the first start point should be on the side where the “door hinges” would be. Press the Space bar to open/rotate doors. Some rooms cannot be cut off using Openings or Doors. For these rooms a transition must be used to separate the two rooms. Whenever a countertop area is across two rooms a transition must be used. Secondary closets must be included with the Bedrooms, Master Closets are estimated separately, and all other closets will be included with the area it is touching. * Unless otherwise noted in the spec sheets or label as storage closets on the plan.* In other to show whether a room is included in the square footage or another, the closet, dressings, or other rooms within rooms, must be opened.3.14 DRAW OPENINGS Bring up the shortcut menu and select Opening Please make sure that if you are able to use opening instead of transitions, do it. Below are 2 areas that could have been separated with opening instead of transitions. The reason is because transitions can cause many errors when creating AO Regions or just in general, especially when there is one very close to the other like you see for the one at the top of the Extended Entry and the Kitchen. They both connected at the same corner and that can cause a big error to the point of a redraw which can cost us a lot of time. Transitions should only be used for master shower floors when countertops cross into the adjacent room or redlines is not at a straight wall/angle or if its curved.3 Step openings adds carpet material for the last raiserEstimating Manual (Draft)Last modification 20 MARCH 2017 Page 19 / 61Author TN Version : 3.9
Wisenbaker Estimating Official Training Manual3.15 DRAW TRANSITIONS As mentioned in the previous step, transition off the “Master Shower Stall” and label it Master Bath Shower Floor and uncheck the Show Label box. 3.16 DRAW STEP TRANSITIONS (IF NEEDED) Example: the Media Steps in the Media Room are drawn using the Step Transition tool3.17 PLACE CABINETS Drop in all cabinets on the plan and adjust to size on the plan. We drop cabinets in because it excludes the flooring underneath, our specific department does not estimate cabinets. (see figure 0-1) Figure 3.17-1 Whenever a cabinet is not against a wall the “Project to Wall” check box must be unchecked.
3.18 ACCESSORIES Use the Accessories tab to estimate Tub Deck >> Tub Skirt >> and Ceilings3.19 DRAW SUPPORT WALLS Draw support walls when doing kitchen islands or any ½ walls. Support walls also exclude flooring. You would also use support walls for kitchen islands and high bars.
Wisenbaker Estimating Official Training Manual Some Islands will appear to have high bars. Look for solid lines vs hidden lines to assure accurate estimates. Solid lines represent a transition in height. Hidden lines represent edges not visible from the current angle (wall or cabinet below the countertop). If you are unclear if the island has a high bar always check interior elevations for accuracy. See examples below and if you have questions or need help you can always ask a fellow estimator. Figure 3.19-1 - Ex: Interior elevation C shows the front of island and no high bar3.20 DRAW COUNTERTOPS4 The countertops tab has Countertop Tools and Countertop Templates. Starting from left to right: The Select Tool is to select objects; the Countertop Tool allows you to freely draw each side of a countertop; We rarely use the Countertop Point Tool; The Countertop Seam Tool is used to place a sea, on countertops exceeding 9.5ft, but never in a sink nor a dishwasher. However, if you have a stovetop that sits on a countertop that needs a seam, its encouraged to place a seam at the stovetop. When placing a countertop down, it will default to having the 4” backsplash for countertop sides that are touching walls, and overhangs on sides that are not. If the countertops are to be lump summed the Sub-area is to remain as Coun- tertop. If not then it must be changed. i.e., Seat, windowsill, tub deck… Also make sure to change the descriptions if necessary. All vanities need to have the word “Vanity” in the de- scription. Kitchen countertops will need to call out if the estimate is w/Range or w/Cook- top. Curved Edges must also be add to the description of a countertop. Verify the 4” splashes, Overhangs, Finished and Unfinished edges. Countertop edges against walls or other fixtures are to be “Unfinished”. 3.22 APPLICANCES If spec calls for Range standard then you would place a range, if its cooktop then you would draw the countertop straight across and place the cooktop above. (This feature can only be used after the plumbing fixtures have been added to the estimate.) Click on the fixture that need a wall tile estimate.

Operating Set Window Templets and Window Tool measures the width of the window in inches, however the Height dialog box measures the window in feet. Windows over 9ft above the finished floor are considered Transoms. Wisenbaker Estimating Official Training Manual If you get an error when you are trying to open the file in Photoshop, then you have to open the file in “Paint” >> Save it to your desktop as a jpeg or png >> and then open the saved file in Photoshop. Once your background is imported into Photoshop >> click on the image tab >> click on “Mode” >> then RGB as Color.4.9 IMPORT REVISED PLAN Mode should be set to RGB color (for revisions only) to create a ‘background’ >> It will then provide you with multiple windows per page of the plan. Start with the first floor base plan hold down “Ctrl” + click the thumbnail on the layers tab on the right to select everything in the image file that’s not tranparent. Click on the “Brush’ icon on the left menu >> Change the mode at the top to “Overlay” >> Increase the brush size >> Change the foreground color to “Blue” >> Start shading the im- age in. >> Once done press “m” on your keyboard and draw out that square marquee tool and catch the plan in the container >> Drag it onto the Old Background image >> Resize the dropped image using the corner of the marquee tool and scale until it fits on top of the plan. Wisenbaker Estimating Official Training Manual Select all layers EXCEPT the “Background” layer >> Right-click and select “Merge Layers” >> The layers are now all in one except the “background” layer; hide that layer while you color the background layer red. >> the steps are the same you did for when doing the blue coloring, except in the “Mode” change it to “SCREEN” and color the entire plan red. Turn the merged layer back on/off to see the colors blue and red will stick out allowing you to easily see what changed in between revisions. >> after writing down what all changed go ahead and delete the background layer. >> flatten the image >> go back up to Image tab >> “Mode” >> change it back to “greyscale”. >> Save as JPEG >> make sure the file is less than 1.9mb or else VEO will not accept it. >> Import background into existing VEO plan. To scale plan: Click on the the set scale icon ounder “Background” tab >> Look for the larg- est dimension on the plan and set your scale to that. Start from one extension line and end on the other extension line.
