PREPARED FOR SCANNELL PROPERTIES

FedEx Project Type: Distribution Size: 350,000 SF Location: Walker, Michigan FedEx has been a loyal customer for many years and this project was among the largest AJV has ever completed. The warehouse took over a year to complete and involved many complex construction elements including roof vents installed with a helicopter. The project went smoothly and was finished within the scheduled deadline. FedEx Project Type: Distribution Size: 80,600 SF Location: Akron, Ohio This particular project was for a freight facility located several hours away, creating complex circumstances such as establishing new relationships with all new vendors. The project was finished within the scheduled completion date and to the owners utmost satisfaction, making it another success for FedEx and a.j. Veneklasen, Inc. partnering together. FedEx Project Type: Distribution Size: 60,700 SF Location: Pontiac, Michigan The office of this building is constructed of pre-cast concrete while the distribution area and maintenance shop are pre-engineered steel buildings. The facility is located in Pon- tiac, MI and was a 50 acre development. The new center increases efficiency through the 98 dock doors on the building and the site developments allowing for a smoother traffic flow and greater efficiency moving products. Respect for People. Integrity. Superior Service. Passion.

FedEx Project Type: Distribution Size: 55,000 SF Location: Lima, Ohio The Lima facility includes a cross dock distribution facility, maintenance garage, fuel center, guard shack, and office space. By having truck bays on opposite sides of the building, efficiency is enhanced and allows for smooth traffic flow as well. FedEx Project Type: Distribution Size: 160,000 SF Location: Toledo, Ohio This facility was designed as an international hub for FedEx Freight. There are over 190 dock doors and the site has over 1 million square feet of concrete for parking and storage. The project also includes a maintenance garage, fuel cen- ter, guard shack, and office space. ProAct Services Project Type: Office & Manufacturing Size: 33,000 SF Location: Ludington, Michigan ProAct Services wanted a modern office and a highly efficient and functional manufacturing warehouse. The resulting facility proved to fit the bill on all counts. The site features a 27,000 sq. ft. manufacturing facility and a 6,000 sq. ft. office space, featuring polished concrete floors, an open two-story lobby and floor to ceiling glass walls throughout. Respect for People. Integrity. Superior Service. Passion.

FedEx Distribution 35,000 SF Project Type: Gaylord, Michigan Size: Location: This particular FedEx project serves as a sorting facility and distribution center for FedEx Ground and FedEx Home Delivery. Efficiency is enhanced by having the seven truck bays on opposite sides of the building, therefore allowing smooth traffic flow. The building is a pre-engineered steel building base with masonry to break up the facade. Litehouse Foods Project Type: Warehouse Size: 45,000 SF Location: Lowell, Michigan The addition includes a dry storage warehouse, an interior freezer, and a bulk receiving area. The construction was phased so that the shipping and receiving adjacent to the addition would not be interrupted. AJV was asked to build another addition to expand the warehouse and manufacturing facilities to accommodate Litehouse Foods’ continued growth. Broadmoor Development Project Type: Warehouse & Office Size: 165,000 SF Location: Grand Rapids, Michigan Various top of the line features were used in the construction of this environmentally friendly building, such as precast concrete wall panels, a wide-bay trussed purlin structure, 24’ eave height and ESFR sprinkling. Offering a high R-Value, the buildings panels will minimize long- term maintenance and energy expense. Respect for People. Integrity. Superior Service. Passion.

Agape Plastics Project Type: Warehouse Size: 54,400 SF Location: Grand Rapids, Michigan Several project alterations were made due to the property limitations and existence of wetlands. During the second addition, planning initially called for a stand alone building to the north of the existing space. After determining the loss of efficiency and cost was too great, AJV looked for other options and concluded the best route involved filling the existing retention pond and placing the second addition in its place. Monsma Marketing Project Type: Warehouse Size: 46,000 SF Location: Grand Rapids, Michigan AJV had to utilize numerous deep soil foundation techniques to overcome the existing poor soils and still maximize the client’s investment. The building height was also raised so Monsma could expand upwards instead of into their parking lot. Due to these different roof heights, a rubber transition was placed in order to counteract snow load and storm water runoff. The site is maximized with the final addition. Crown Lift Trucks Project Type: Manufacturing Size: 80,000 SF Location: Grand Rapids, Michigan This facility was custom-designed to meet the specific needs of Crown Lift Trucks. The building features large bay spacing, heavy power and equipment feeds, a loading dock area and a modern office space, including a private office area for training and a break room. Respect for People. Integrity. Superior Service. Passion.

Aldi Project Type: Retail & Warehouse Size: 17,000 SF Location, Portage, Michigan a.j. Veneklasen, Inc. built this new Aldi facility from the ground-up. The project was used as a prototype for a new building design - the new design details can be seen throughout the exterior of the building. The interior of the building boasts high ceilings, environmentally- friendly recycled material, and energy-efficient refrigeration and lighting. Blain’s Farm & Fleet Project Type: Retail & Warehouse Size: 109,000 SF Location: Jackson, Michigan This project is part of an expansion plan put together by the Blain family. The addition includes 30,000 square feet to the existing building to create a 109,000 square foot store. The existing building was renovated to include a new automotive service center. KL Outdoor Project Type: Office Size: 13,500 SF Location: Muskegon, Michigan The remodel of this 18,000 SF open floor plan features floor to ceiling windows, encircled by fully insulated Tectum acoustical ceilings and wall panels. The new design is a mix of contemporary and outdoor lodge, and is meant to encourage collaboration. Respect for People. Integrity. Superior Service. Passion.

VENEBUILT PROCESS We call it a process, but it’s more of a frame of mind. It’s how we tackle a project, the perspective we take, and the outcomes we strive to achieve. Versus the traditional industry approach for project Collaboration and Value, AJV has created and identified a unique system coined the “VeneBuilt Process.” As illustrated in the following charts, the VeneBuilt Process allows the AJV team to offer a more collab- orative and value-oriented approach throughout all phases of your project. By engaging the entire project team consisting of the Owner/Client, AJV, Architect, Engineer, and Trade Partners, we are able to meet and finalize all plans, allowing for a smooth and seamless transition from project conception through completion. The VeneBuilt Process versus the traditional method significantly minimizes project risks (i.e. change orders, delays in schedule) and maximizes favorable outcomes such as accurate budgeting, value en- gineering, scheduling, quality, labor efficiencies, and on-time project completion. All in all, the Venebuilt Process is a winning solution for all parties involved while bringing a significant value proposition and a positive return on investment to AJV clients. Respect for People.
