Peoples Company consistently attends agricultural conferences throughout the country such as the Global Ag Conference, the Agri Investor Forum, and NCREIF, in addition to our Annual Land Investment Expo to foster key relationships with institutional and individual investors as well as form new relationships with potential referral sources on a larger scale. The land investment service allows Peoples Company to act as a clearinghouse for farmers and investors by ultimately sourcing and managing deals between the two parties. Market your land on our industry-leading website which currently averages more than 15,000 unique visits each month. Develop professional, custom brochures through our in-house design team and distribute to landowners within a five-mile radius of the farm. Postcards are also created specific for your property and mailed to landowners in Fillmore County. Distribute and hang sale bills in high traffic locations through Fillmore, York, Saline, and Jefferson Counties to alert them of the availability of your land. Showcase your land at national and regional industry events that we attend and distribute information to their attendee lists. Place professional signage on your land as well as directional signs. We will install a 4’x8’ sign along Road 19 and W Road, as well as directional signs from Ohiowa, Nebraska directing traffic to the property.

Alert our followers on Twitter, Facebook, and LinkedIn about your land on a reoccurring basis and utilize the “boost” capabilities to ensure maximum exposure to the targeted audience. Submit your land to LandAndFarm.com, LandsOfAmerica.com, and LandWatch.com gaining exposure to 500,000+ searches on Google, Bing, Yahoo!, Oodle, Trulia, Zillow, and others. List your land on the Realtors Land Institute Multiple Listing Service which is the national MLS system dedicated to land listings and auctions and used specifically by land professionals across the country. List your land on CoStar and Loopnet which are the MLS systems used by the commercial brokerage community. These multiple listing services reach local and national builders, developers, investors and other brokers who have commercial clients. Proactively network and personally promote the availability of your land to other high profile brokers throughout the country as well as attorneys, CPAs, lending institutions, investors, and 1031 exchange buyers with whom we have meetings on a regular basis. 44 | PEOPLESCOMPANY.COM MARKETING PROPOSAL | SALE DETAILS & TIMELINE TABLE OF CONTENTS METHOD OF SALE OPTIONS TRADITIONAL LISTING A traditional listing will allow buyers to perform all of their own due diligence and allow open negotiation between parties. Our team would publish a listing/asking price to the marketplace and procure offers. This method allows flexibility in the marketing and sales process with the ability to market to specific buyers based on their intended use. With that said, the timeline of a sale is uncertain. Often, buyers will submit offers subject to financing with a closing 30 to 60 days after acceptance of the offer. This method is the traditional way of marketing properties such as yours in the open marketplace and allows for the best saturation of the market with a long listing period typical of a seller interested in divestment but not necessarily interested in potentially sacrificing sales price of their asset in return for an expedited sale. LIVE AUCTION / ONLINE AUCTION This type of sale, as the name implies, involves a specific date upon which the property is offered for sale under a live auction format. Under this type of marketing campaign, we would prepare and present all due diligence materials to the marketplace prior to the live auction date. The goal being that all potential buyers are comfortable placing their highest bid on auction day, with the winning bidder committing to the sale with non refundable earnest money followed by a 30 +/ day close following the auction. This - - marketing format requires us to prepare our marketing and due diligence materials after engagement and prior to launch of the marketing campaign with an auction date typically scheduled 60 90 days after - launch to the marketplace. This option would likely be employed for a motivated seller that has a very specific date and timeline upon which they want to divest of their asset. SEALED BID PROCESS / REQUEST FOR PROPOSAL The sealed bid process involves setting a due date that all offers must be submitted by, typically 45 to 90 days after launch of the marketing campaign. This process is designed to create urgency in the marketplace but still allows the seller to receive traditional offers (sometimes multiple offers all at the same time) that they can then respond to, potentially including post offer negotiations with a buyer or buyers. It is typically our suggestion that this process does not include a posted asking price, as this has garnered the highest sale prices in our experience when using this technique. It is not out of the question to list a minimum price, however buyers typically regard this minimum price as an asking price and rarely submit much, if any over that minimum in their offers.

45 | PEOPLESCOMPANY.COM MARKETING PROPOSAL | SALE DETAILS & TIMELINE TABLE OF CONTENTS SALE DETAILS MARKET OVERVIEW The land market continues to be a moving target as there are a mixed bag of both aggressive and not so - aggressive land sales happening. Overall, there continues to be stress in the market with the mix of low commodity prices and although agreements are in place for current trade/tariff issues, revenue from the increased exports hasn t made it s way to farmers balance sheets. There is a heightened level of ’ ’ uncertainty for farmers, landowners, and the professionals that work with them both. Historically and as of late, data shows that 80% of the farmland sold is bought by a farmer because they have a lower return expectation compared to an investor. The general economy has continued to improve over the last few years and there has been a large velocity of money reinvested in farmland triggered by the sale of land for economic development projects and residential / commercial development. The ratio of land purchased by a farm operator versus land purchased by a non farmer / investor has been changing in favor of the non farmer / investor as farmland - - has been used more and more as a diversification tool and hedge against a potential irrational exuberance in the stock market. There is some stress in the market due to the current trade/tariff issues, global pandemic with Coronavirus, and recent derecho impacts across the Midwest that have caused some uncertainty for farmers but looks to be on the rise due to rising commodity prices and investors looking to diversify their portfolio.

46 | PEOPLESCOMPANY.COM MARKETING PROPOSAL | SALE DETAILS & TIMELINE TABLE OF CONTENTS SALE DETAILS SUBJECT PROPERTY 165.7 ACRES M/L | SECTION 19 | FRANKLIN TOWNSHIP | FILLMORE COUNTY | NEBRASKA According to the Fillmore County assessor site and our mapping software, your family s farm consists of ’ 165.7 total acres m/l carrying a NCCPI rating of 62.3. Comparable sales with similar field characteristics that have taken place in the area have sold within a range between 61.9 and 63.NCCPI. With an understanding of the current market, we would value the 165.07 total acres with a NCCPI rating of 62.3 on your Fillmore County farm between $8200 to $8700 per acre. This would equate to a value between $1,358,740 and $1,441,590 . Due to the lack of sales in the area, we would suggest auctioning the entire farm just southwest of Ohiowa, Nebraska with the idea of potentially reaching $9,000 or higher per tillable acre with a market value of $1,491,300. *Please note that in an auction setting this farm may exceed area sales due to the competitive bidding environment and sense of urgency it creates among interested buyers.

This timeline allows us to implement all facets of our aggressive marketing campaign and ensures maximum exposure to all potential buyers, while creating and maintaining a “buzz” around your property. CLOSING Peoples Company has a professional closing department and we will work directly with the buyer’s attorney and lender to prepare title transfer. We will help resolve any title objections and document the receipt and disbursement of sale proceeds through our real estate brokerage trust account. FEE DETAILS Peoples Company charges a brokerage fee of 6% of the gross selling price if we were to expose your property as an auction format and 5% for a traditional listing. Peoples Company would be responsible for any and all marketing expenses. Sharing fees among competing brokers is not common in the land brokerage industry and is a distinct advantage of working with Peoples Company through the sale of your land. All advertising and marketing fees incurred through our marketing efforts will be the sole expense of Peoples Company and are not an additional cost to the Seller. As the Seller, you will simply be responsible for perfecting clear title and any legal expenses related to offering the property for sale such as abstracting, deed preparation, tax proration, and other normal Seller closing costs. There are no hidden costs as a part of our proposal. All other expenses will be the responsibility of Peoples Company.
