Crawford Crossing Homeowners Association Handbook Introduction Welcome to Crawford Crossing! Dear Homeowner, We congratulate you on the purchase of your property and are happy that you have chosen to be a part of our community! We think you will find it a great place to live! We encourage you to read and become familiar with the contents of this handbook. If you have questions about any of the information herein, please email the board and we will be happy to help you. Website: The Crawford Crossing website is www.crawfordcrossinghoa.com An electronic version of this handbook, as well as all general HOA documents, forms and information are available online. Facebook: Crawford Crossing also has a homeowner Facebook page. It is managed privately by owners as opposed to the Association but is a great way to become familiar with the community. It includes information on activities, meeting notices and lots of friendly posts from your neighbors! Board of Directors: The operation of your homeowners’ association is governed by a board of five (5) volunteer directors who are elected by members of the Association for two-year terms. The Board is elected to manage the maintenance of all HOA owned common areas, oversee the daily function and financial responsibility of the Association, and protect owners' property values by ensuring property owners obey the CC&Rs, By-Laws, and other governing documents. Board meetings are scheduled at the discretion of the Board of Directors; however, we try to meet on the first Thursday of each month. Dates, times and locations are emailed to all homeowners prior to the meeting date. Please provide the board with your current email address to receive HOA email communications. HOA Committees: The HOA has established four committees to assist the Board. These include: • ARC - Architectural Review Committee • Lake Committee • Property & Development Committee • Events & Hospitality Committee If you are interested in volunteering to serve on a committee, please contact the Board. A description of each committee can be found later in this handbook or on the Crawford Crossing website. Property Inspections and Compliance: Neighborhood inspections occur periodically to identify any exterior maintenance and/or compliance concerns. If a maintenance or compliance problem is discovered, homeowners will be notified in writing, and given a reasonable amount of time to correct the issue. Architectural Review: The Association has an Architectural Review Committee to help maintain the quality of our neighborhood. Its function is to evaluate the plans for exterior landscaping, repairs and remodeling to ensure compliance with all CC&Rs and Bylaws. The purpose of this review is to protect the common aesthetic of the neighborhood and maintain the value of our homes. Most modifications to the exterior of your home and property must be submitted to the Architectural Committee for approval before any work begins. If work is performed without prior written approval, the homeowner risks citation for a violation of the governing documents and may be required to alter or remove the changes at his or her personal expense. Please reference the ARC Guidelines for a complete list of requirements. Century 21 Northstar Crawford Crossing has engaged CENTURY 21 Northstar as its Association Management Company. They provide full-service HOA management, which includes a wide range of services, including accounting, maintenance coordination, Rules & Regulations enforcement and CC&R/Bylaw monitoring. Should you refinance your home, or put it up for sale, most of the documents you will need can be found on the Crawford Crossing website. HOA Dues: As a property owner at Crawford Crossing, you are required to pay Homeowner Association dues. Your payments are used to maintain, repair and replace common areas and amenities, as well as for accounting and management expenses, attorney's fees, and appropriate reserve funding. HOA fees are due on January 1 of each year, and considered late if not received by the 30th. Overdue accounts will be subject to the terms of the Association's Collection Resolution.
