AREA CONCLUDED AT BESTECH SQUARE MALL, MOHALI, CHANDIGARHGurgaon-based builder, Bestech Group has with extensive cost benefit analysis and in-store delivered some of the most coveted and study. As the catchment of Mohali is small, 65,000 sought-after residential and commercial sq. ft. of hypermarket area was not profitable centreproperties in Gurgaon and Mohali. With plans to for Reliance. The team made the deal attractive byconstruct another world-class shopping centre in suggesting them to open different formats – RelianceMohali, the developer signed LOI for a leasing deal Trends, Reliance Mart, Reliance Footprint, Reliancewith a hypermarket brand Savemax that was just Jewels, Reliance Digital – on the entire floor plate.leasing half area of lower ground floor. Ina bid to commence its efforts to expand its reach far and wide, Realistic Realtorshas map out a route to growth and success. With cross-border business strategy in mind,RR’s management team of Harinder Singh Hora,Pankaj Jain, Jas Simran Singh, John Thomas andMannu Bhasin, along with Mohit Batra, Ankit Gupta,Ajay Malik, Hapreet Singh and Karan Malik attendedbusiness summit RECon in Los Angeles. It was the perfect opportunity for them toconnect with other real estate veterans andre-evaluate RR’s business strategies and modelto stay at the top of their game.

RECon ExperieWe expected retail conference in the US to be a big retail forum of retail/commercial developers and companies under one roof. To know how these events are organised in US and at what scale, and its mileage, besides meeting more retail professionals, were on our expectation list. This event was unbeliev- able and it was worth experiencing the huge scale and expanse of the event and the way it was planned, organised without any hurdle. Unbelievable professionalism and management is how I can describe the overall operation of this event. And, we learned more than our expectations. From Retail developers to Big Retail Giants, all were present there showcasing their profile and strength. Retail consultants, regional players to global players, all were available to network and brand recognition. We met a few and got good idea about their work, experience and legacy. The way these hardcore professionals carried themselves in terms of their communication, product knowledge and marketing was a great thing to learn and experience. Brand recognition, increasing our network globally, connecting with more real estate professionals around the world and time management are few strategies I would like to implement in RR. John Thomas Group Director US trip was a chance to be acquainted with American real estate consultants, know their practices and processes in detail. Quantum of their businesses is 100 times bigger than India. With clear rules and regulations dictated by their governing bodies, they have organised and systematic processes in place. Market is dominated by specialised professionals with defined verticals of expertise. Same is Realistic’s policy, we too have clearly demarcated our processes, territory and systems. If we talk about organised retail sector in India, it only adds up to 15 per cent. With RERA and GST being games-changers, the sector is poised for multifold growth. With these reforms into play, retail and real estate industries will become organised. With this trip, we know what we want to achieve and how. We know what New India looks like. India is equipped to reach to the level of developed nations, we only have to gather our resources and become organised. With no other organised player in market at current transformational phase, RR has not faced any real challenge. With us already leading the race in commercial sector, we are zealously working towards making our people more organised and systematic to maintain our top position. Mannu Bhasin Group Director Attending RECon Retail conference in the US was an once-in-a-lifetime experience wherein one gets to know what ‘REAL ESTATE’ actually means. The conference was spread across few lakhs sq. ft. with hundreds of global brands under one roof. With this trip, I realised broking business in India has not even started. Everyone here works under their own shell without realising that there is so much yet to explore. The other broking firms in developed countries, especially in US, are into existence from the last 60-80 years and have achieved tremendous growth due to processes and systems in place. It’s just a matter of time now when India will also have proper regulator for issuing Broker licences, fixing responsibilities, giving ownership of sales, etc., post which the business will be run by more professional people rather than anybody and everybody who’s there in the trade today. As RR is already regulator-ready from many years, we now see a huge potential of future growth. The trip created a different level of bonding amongst the senior management. The thoughtfulness and vision of Mr. Harinder Singh will ensure the company attains greater heights. At the end, I would sum up my visitby saying “Explore every journey as a lesson to be learned, an experience to be cherished”. Jas Simran Singh Group Director The expectations were very high to see the Real Estate Development of USA, which is the global leader and got fulfilled after seeing the kind of Development of Retail & Commercial Real Estate. The overall experience was extremely good especially at RECon conference where we met brokers and retailers. The retail markets are well planned with excellent designing and maintenance. They are ahead of us at least by 40 years in terms of infrastructure. This trip gave me an opportunity to know new trends of Real Estate leasing, such as Specialty Leasing, Advance Leasing Techniques, etc. This visit has made me more proactive when it comes to communicating and sharing information with clients. With few strategies in my mind, I plan to strengthen CIRIL guided by trust and net- work model between brokers. Mohit Batra Regional Director
